Job Description:

Summary of Position Requirements

Assist in the development of opportunities that fit company's land development strategies and understanding of current market trends in land development and homebuilding

Primary Duties and Responsibilities

  • Oversee projects from permit approvals through construction and final certification and community turnover.

  • Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.

  • Development/Entitlement Budgeting.

  • Responsible for SWPPP management and compliance.

  • Assist management in negotiating terms and specifics of purchase and sale agreements.

  • Prepare budgets for the entitlement, zoning and development of the Division's development projects

  • Prepare timetables or schedules for the entitlement, zoning and development of land projects

  • Assist in preparing site plans, development plans and specifications for land projects

  • Meet with local, state and federal officials to obtain entitlement and zoning approval of community development plans

  • Obtain qualified bidders for the engineering and development of Division projects

  • Review and oversee completion of engineering plans and assist in saving costs and improving development schedule

  • Review applications for payment from engineers and contractors and present for payment

  • Oversee and protect the Site against loss or damage from any cause, and take reasonable precautions and maintain reasonable safeguards to protect against loss

Job Requirements

Education and Experience Requirements

  • High School Diploma or equivalent required

  • Bachelor degree in business administration, engineering, accounting, finance or similar program preferred

  • Minimum 5 years of experience in Land development

  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software.

  • Knowledge of sales/negotiating principles and real estate.

  • Ability to communicate effectively and concisely, both verbally and in writing.

  • Must exercise initiative and achieve objectives with minimal supervision.

  • Must be detail-oriented and a problem-solver able to deal with complex situations.

  • Valid Driver's License and good driving record.

  • Valid auto insurance coverage required.

Contacts

Daily interaction with various division personnel, outside agencies, business partners, consultants and homeowners.

Physical Requirements

Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.

VIEW JOBS 9/13/2018 12:00:00 AM 2018-12-12T00:00 Oversee entire land development planning process for all assigned communities including: organizing, budgeting, and monitoring of various phases to maintain efficient operations. Responsibilities will include the following. * Plan and direct the technical planning functions of each proposed community. Develop and implement construction guidelines for the business unit as they relate to land development. * Assemble and update lists of consultants, contractors, and vendors approved to work. Prepare RFP's and solicit proposals. * Coordinate all public and private utility companies during the planning and construction phases of assigned communities. Negotiate, execute, and monitor contracts for both professional and construction services. * Conduct initial site visits. * Review and approve all technical documents prepared by professional consultants during the design process and prior to submission to governmental agencies. * Prepare bid packages including construction plans, details, and specifications for all land development improvements and solicit bids. * Negotiate, award, and execute contracts. * Monitor compliance with established safety procedures, quality standards, and work schedules through regular site inspections. * Monitor change orders and design problems and consult with architects, engineers, contractors, etc., as required to meet standards. * Ensure that the community is built consistent with engineering drawings and construction specifications. * Monitor bond reductions and releases. * Attend public meetings on an as-needed basis. * Prepare and monitor land development schedules for assigned communities to ensure home production milestones are met and all approval contingencies are satisfied. Bachelor's degree from four-year College or university with a background in Civil Engineering, Landscape Architecture, Planning, or Construction Management preferred. At least 10 years of land development experience in progressively responsible positions; or equivalent combination of education and experience. Successful candidate must maintain a valid driver's license. K.
