Land Coordinator Summary:
Provide administrative assistance and coordination to maintain and track land opportunities, help prepare land deal presentations, interface with escrow and title companies, brokers, attorneys, and various consultants. Ability to handle multiple priorities under pressure
Responsibilities
Provide administrative support to department managers.
Maintain electronic land acquisition files.
Organize and track land opportunities if required.
Assist in coordination and communication with legal counsel, architects, brokers, and consultants in the acquisition efforts.
Review land purchase contracts to identify milestone deadlines, payment schedules, closing conditions and escrow contact information.
Monitor and maintain deposit payments and close of escrow schedule.
Obtain signatures on closing documents and other misc documents.
Assist with preparation of wire and check requests.
Assist with procurement of surety (letters of credit, bonds, cash) for land projects and release of same.
Request title updates and distribute as needed.
Maintain and organize market research files and reports.
Assist in distributing internal feasibility memos.
Order surveys, plat certificates, environmental and soils studies and track receipt and payment of same.
Prepare collateral material (aerial photos, maps, exhibits, , etc.).
Assemble, format, organize, and distribute feasibility folders.
Monitor Market Consultants' schedules and reports.
Complete research in County records for recorded documents, plats, tax information and other misc information.
Provide project specific market data.
Coordinate with escrow and title companies through new acquisitions.
Coordinate the preparation and execution of the close out documents.
File and maintain escrow and title documents.
Perform all other duties as assigned.
Qualifications
Three (3) - five (5) years minimum with a home-builder, developer, or real estate related company
High school diploma or GED required; Associates degree or bachelor's degree in a related field preferred.
Professional work ethic, good organizational and interpersonal skills
Excellent math, written and oral communication skills
Unrestricted motor vehicle license
Skilled in Microsoft Word
Proficient in Microsoft Excel
Home building or title company experience strongly preferred
Ability to handle priorities under pressure
Maintain regular attendance and punctuality relative to daily work schedule is required.
Follow directions from a supervisor
Interact well with co-workers
Understand and follow posted and distributed work rules and procedures
Accept constructive criticism
Willing to apply for Notary Public within two months of hire.
Physical Requirements:
This is a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
