Land Analyst Summary:

Work closely with the Land Acquisition team to source prepare competitive market analysis studies and reports, assemble financial reports and statements, help to research deal specific tasks, and provide support in preparing feasibility books ("Green Books"), memoranda, and other documentation for corporate approval.

Responsibilities :

  • Head up entitlement process on existing and future land opportunities.

  • Manage engineers and other consultants during the planning, platting and Improvement plan process

  • Prepare all Land Development contracts and interface with JDE

  • Prepare all Land Development invoicing

  • Interface with Treasury regarding all Bonds and LOCs

  • Maintain land acquisition files.

  • Assist in coordination and communication with engineers, architects, municipalities, utility providers and consultants in the acquisition and development efforts.

  • Assist in the review and preparation of initial community entitlement and construction schedules, budgets, title report conditions of approvals and objectives.

  • Provide support to department managers.

  • Prepare collateral material (aerial photos, maps, exhibits, cover etc.).

  • Assist in all aspects of the due diligence process, prepare feasibility reports and actively participate in the feasibility approval process.

  • Assemble, format, organize and distribute feasibility folders.

  • Assist with market research (Strategic Marketing).

  • Provide project specific market data.

  • Maintain and organize market research files and reports.

  • Assist with escrow and title companies through new acquisitions.

  • Coordinate the preparation and execution of the close out documents.

  • File and maintain escrow and title documents.

  • Perform all other duties as assigned.

Qualifications:

  • Six (6) - eight (8) years of experience in entitlements, marketing and/or administrative positions with residential or land development firms or consulting firms serving real estate industry clients

  • Bachelor's degree or equivalent. Preferred emphasis in economics, finance, marketing, business, real estate or a related real estate field

  • Ability to communicate effectively and concisely, both verbally and in writing

  • Must have initiative and be able to achieve objectives with minimal supervision

  • Must be detail oriented and a problem solver able to deal with complex situations

  • Valid driver's license

  • Experience/Understanding of JV Real Estate Transactions, reporting, & Debt/Equity structures a plus

  • Excellent PC skills, including advanced use of Excel spreadsheets

  • Microsoft Access and J.D Edwards experience a plus

  • Accept constructive feedback

  • Team player

Physical Requirements:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing twenty-five (25) pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
