JOB SUMMARY: The Manager of Land Acquisition is responsible for finding, acquiring and prioritizing land acquisitions for the division. The Manager will work directly with division senior leaders to scrutinize all property deals and find land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company.

Reports To: VP of Land Acquisition/Planning, SVP of Land Acq/Planning


Land Search & Acquisition

  • Aggressively search for land deals to place under contract

  • Build relationships with local land owners and brokers

  • Schedule meetings and work directly with the banks and equity partners if a Joint Venture is involved

  • Drive Land process to meet growth, operating margin and internal rate of return goals

  • Under the direction of senior leaders, negotiate contracts with sellers

  • To support the land acquisition process, will build strong internal relationships with Sales, Purchasing, Construction, Customer Service, Marketing, Daily Units Processing and Mortgage

Land Committee

  • Compile and analyze data for the development of Land Committee packages

  • Participate in Corporate Land Committee discussions when needed

Data Collection

  • Oversee the compilation of data related to specific jurisdiction, rate orders, HOA obligations, MUD taxes and reimbursement structures, permit constraints

  • Facilitate due diligence process through feasibility phase with engineers and consultants to complete preliminary development plans and costs, geotechnical and applicable environmental reports

  • Audit KB Home's customized database for accurate information

  • Communicate discrepancies to appropriate department and oversee correction process


  • Collect and analyze data to prepare daily reports to upper management with a snapshot of all acquisitions for any given time period

  • Develop feasibility packages

  • Provide lot analyses on all communities

Rollout Process

  • Co-manage rollout meetings and related process changes with other Land department employees and/or engineers

  • Schedule rollout meetings

  • Provide relevant information and keep the members of the Land and Operations teams appraised

  • Provide implementation strategies



  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required

  • Master's Degree preferred


  • Minimum four (4) years proven land experience in acquisition, contract negotiation and relationship building

  • Prior management experience preferred

  • Home building or related construction/real estate industry preferred, preferably with 2+ years in the market

  • Source land and lot deals

  • Financial underwriting of projects

  • Competitive Market Analyses of projects

  • Management and facilitation of attorneys, engineers and consultants for planning and technical due diligence in managing and mitigating project risk

  • Understands market and industry trends

  • Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented

  • Ability to connect with people, and develop and maintain professional relationships

  • Proven ability of being customer centric by seeking solutions from the customer's perspective

  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively

  • Proven ability to lead and execute effective training sessions or conduct strong oral presentations

  • Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate

  • Makes quick and accurate decisions based heavily on facts, data and/or metrics

  • Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook

  • JD Edwards database experience a plus!

Work Requirements

  • Work 8-hour days with flexibility for additional work hours when necessary

  • Valid driver's license required

The Vice President of Land Development has comprehensive responsibilities related to forward planning, all plan land development approvals, development, and onsite amenity design / construction. This role will oversee and manage all Market Development leads, ensuring each are executing their specific land development functions of analyzing, estimating, and developing new lots and land positions. Each Market Land Development Manager will report directly to the VP of Land Development. This role will be responsible for recruiting, hiring, evaluating, training, developing, and retaining a highly productive and engaging Land Development Department. VP of Land Development will also lead each market team to coordinate with engineers, attorneys, land planners, developers, and other consultants to help acquire and develop land opportunities into lots for our intended purpose. To accomplish the above-mentioned goals the VP of Land Development will need significant experience in Land Development, with an emphasis on entitlements, forward planning, permitting and the acquisition process. VPLD will work directly with VPLA on coordination of DD information for the formation of Proformas. Land Development Highlights - Ability to manage multi-state development activities as well as real estate contracts, land use, zoning permitting, environmental permitting (endangered species, Army CORP, wetland delineation & wetland mitigation), traffic studies, impact fee analysis, concurrency analysis, fair share agreements, municipality developer agreements, site plan design, civil engineering design, portfolio land management, Ad Valorem Taxes, CDD/MUD/SID/LID formations and management, HOA formations and management, management of outside consultants (engineers, architect, etc.), management of horizontal construction operations (lift station Construction, direction drill activities, rock blasting removal, off site road improvements, water & force main installation, storm water management systems including underground pipe installation and pond construction, storm water pollution prevention plans, traffic signals, wetland restoration, AIA Contracts, Monthly Pay Applications, amenity vertical construction oversite, etc. Responsibilities * Helps create an annual Unit development plan (UDP) defining timing, amenity design/construction management and pricing goals associated with Horizontal and Amenity development. Support the Company's overall strategic plan by region; ensures general market research focuses on trade base, and competition; ensures that development policies, internal control procedures and practices are well understood and complied with by entire department. * Facilitate the preparation of (and submittal to the VP Land Acquisitions) project submittals, feasibility packages associated to development recommendations, financial analysis, risk mitigation measures. Manages agreements and other related legal documents including development contracts; reviews the entitlement process, tracks development status, including weekly transaction milestones by project by team; briefs management and market teams on targeted development milestones; manages budgets and expenditures throughout the life of all jobs. * Leads Final entitlements, Civil drawing creation, Final Platt creation, Amenity design and construction documents as well as manages all land development and vertical amenity construction activities. Leads final turn over of all assets at completion to Property Management and any bond releases and warranty associated. Coordinates with VPLA on prelim plats and takes lead of all project aspects after Tentative/Preliminary plat approval. * Manages trade base and develops trusted relationships with a network of industry contacts including municipal employees, developers, and contractors in the general markets; monitors economic and industry trends; helps identify growth opportunities for each market. * Oversees the activities of the team; manages, trains and coaches' individual employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on department staffing needs. Requirements * Bachelor's degree in Construction Management, Business, Finance, Real Estate or a related field required. * Minimum of ten (10) years of progressively responsible experience in real estate transactions experience that must include property valuation/appraisal, trustee sales, and escrow transactions. * Minimum of five (5) years of supervisory experience managing direct reports required. * Advanced knowledge of MLS and other real estate tools required. * Working knowledge of Microsoft Office (Excel, Word, Outlook) a knowledge of Microsoft Dynamics CRM a plus. * Valid Driver's license required. * MBA preferred.
