TenantBase is looking to add a motivated individual in our Associate Advisor position. This candidate should have a strong interest in a commercial real estate career as this position will provide hands on experience to become a successful Commercial Real Estate Broker.

TenantBase is a tech enabled commercial real estate brokerage firm that exists to help businesses find the perfect space for their needs. We make the commercial space search and lease process easier by combining technology with our experienced local Real Estate Advisors that help our users get the right space for the best deal.

Requirements

Work directly with a Senior Advisor to manage a high volume of inbound tenant requirements
Manage onboarding of new prospects onto the TenantBase platform
Conduct custom commercial space searches on behalf of tenants working with TenantBase
Set and attend commercial space tours
Prepare proposals and work with tenants throughout their space search and lease negotiations
Research listing information and highlight new opportunities to local team
Take photographs of buildings and suites for the TenantBase platform
Procurement of new business opportunities through networking and referral management
Create weekly and monthly reports to summarize their pipeline and highlight needs to the local team
Assist Senior Advisor with business development
Candidates with active real estate license in the state of Texas

TenantBase is a tech enabled commercial real estate brokerage firm that exists to help businesses find the perfect space for their needs. We make the commercial space search and lease process easier by combining technology with our experienced local Real Estate Advisors that help our users get the right space for the best deal.Responsibilities<ul> <li>Work directly with our inbound tenant leads to manage the commercial search process from initial search to lease signing.</li> <li>Manage onboarding of new prospects onto the TenantBase platform.</li> <li>Make space recommendations to inbound leads using TenantBase’s internal systems.</li> <li>Conduct custom commercial space searches for tenants working with TenantBase.</li> <li>Set and attend commercial space tours.</li> <li>Manage all negotiations for clients from evaluating market alternatives, initial proposal process, letter of intent, to lease review and signing.</li> <li>Procure of new business opportunities through networking and referral management.</li> <li>Gather and compile market information to utilize in our tenant searches.</li> <li>Work with our support team to ensure that information is compiled and tracked properly for internal use.</li> <li>Follow-up with past sign ups to gather search information if no contact has been made.</li> <li>Create weekly and monthly reports to summarize pipeline.</li> </ul>Requirements<ul> <li>Texas Real Estate License required (salesperson or broker)</li> <li>Experience in the greater Austin commercial real estate market is strongly preferred (residential will also be considered).</li> <li>Knowledge of the greater Austin commercial real estate market and brokerage community strongly preferred.</li> <li>Service minded and passionate about helping businesses solve problems.</li> <li>Proficient in and willing to learn basic web based applications, excellent customer service skills, speak and write English fluently and clearly & excellent organizational skills.</li> <li>Able to work independently with little supervision and the ability to work well on a team with staff at all levels.</li> <li>High energy, motivated and want to help build something special in a fast paced and changing industry</li> </ul>Benefits<ul> <li>Competitive Commissions Splits</li> <li>Access to comprehensive company Benefits plan</li> </ul>

VIEW JOBS This position is a full‐time permanent position primarily responsible for completing financial analyses and credit underwriting for new, renewal and annual servicing of commercial real estate loans.Essential Functions<ul> <li>Work directly with our originators on loan opportunities</li> <li>Manage the client relationship from loan quote to loan close, including weekly calls with mortgage brokers/bankers and borrowers.</li> </ul><ul><li>Collect, analyze and review all due diligence information required for loan underwriting and closing, including historical operating statements, borrowing entity documents, SNDAs and estoppels, tax returns, bank statements and others.</li></ul><ul> <li>Analyze rent rolls including lease roll over and tenant analysis.</li> <li>Estimate cash flow based on the historical and current operations of the property.</li> <li>Estimate property values via market data from Co‐Star and other databases.</li> <li>Able to review appraisals, prepare rebuttals where necessary.</li> <li>Able to read title commitment and assist in curing issues is a plus.</li> <li>Continuously update skills by participating in professional training.</li> <li>Seek opportunities to improve skills through cross‐training offered by the company.</li> </ul>Requirements<ul> <li>Capable of having an opinion about what he/she think makes for a good real estate transaction</li> <li>Background and understanding of commercial mortgage loan process and documents</li> <li>Capacity to learn new software programs as they are rolled out by the company</li> <li>Excellent oral and written communication skills required</li> <li>Critical thinking skills a MUST</li> <li>Must be well‐organized, accurate, and detail oriented</li> <li>Must be hard working and passionate about contributing to a high‐quality work environment</li> <li>An entrepreneurial minded individual that shows initiative in suggesting ways to improve as a team and company is a plus</li> </ul><ul> <li>Must be able to solve problems independently</li> <li>Must have effective listening skills demonstrated by the ability to listen to others talk without interruption, understand them, and then propose solutions or make contributions based on the points made by others</li> </ul><ul> <li>Must possess excellent multi‐tasking skills and be able to function well under pressure</li> <li>Must be patient and willing to help others in solving problems while maintaining a positive attitude at all times</li> </ul><ul> <li>Bachelor’s degree required, preferably in business, finance or accounting</li> <li>Minimum of (5) years of experience in Commercial Real Estate Analysis, Underwriting, Valuation or other similar job roles</li> </ul>Additional NotesWe are an at‐will, equal opportunity employer.
