Purpose:

Operate, maintain and round a variety of mechanical equipment in a hospital and research environment as assigned.

Responsibilities:

  • Inspect electrical distribution systems, locate short circuits, loose connectors, worn motor brushes, etc.; inspect fire alarm system and provide first response to all fire alarms.

  • Maintain a clean and safe work area, equipment rooms and shop areas.

  • Maintain all written logs pertaining to shift responsibilities, i.e., med gas, equipment room rounds, etc.

  • Maintain water chemistry and testing procedures on equipment and building systems.

  • Operate and maintain a variety of building's direct digital control (DDC) systems.

  • Order materials as needed.

  • Perform all work following infection control procedures.

  • Perform minor carpentry and painting work.

  • Record work orders and submit hours to supervisor on a daily basis.

  • Repair and maintain plumbing fixtures, piping systems, plumbing leaks (soldering), defective pipes and clogged drains.

  • Safely and efficiently operate and maintain all mechanical systems, i.e., steam pressure heating systems, water systems, ventilation systems, refrigeration equipment, etc.; round mechanical equipment and machine rooms in all buildings as assigned.

Qualifications

  • High School Diploma or equivalent is required.

  • Completion of an accredited technical school or apprenticeship program is required.

  • Knowledge of maintenance and minor repairs for refrigeration, heating, plumbing, ventilation, electrical, sanitation, fire alarm system, building direct digital controls, medical gas systems, water chemistry, pneumatic controls, steam distribution and other hospital equipment is necessary.

  • Knowledge of fire and safety regulations is necessary.

  • Must possess the ability to respond to a variety of situations in difficult positions by the use of ladders, catwalks, crawl spaces, etc.

  • Three or more years experience working in a hospital or commercial building environment is required.

  • May in the course of their duties be in rooms where medications are stored. No contact with medications is allowed.

Licensure, Certifications, and Clearances:

  • Act 34 Criminal Clearance

  • Driver's License

  • Stationary Engineer

Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. ESSENTIAL DUTIES AND RESPONSIBILITIES Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. Assists with the inspection of work performed by outside contractors. Contracted work includes interior renovations, plumbing, electrical and HVAC projects/repairs, and various routine maintenance services. Performs building tours. Completes assigned repairs, emergency and preventive maintenance of mechanical, electrical and plumbing systems. Completes maintenance and repair records as required. Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks and documents work on electronic work order management system. Assists with the energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. Assists in managing the building's water treatment program. Monitors the buildings HVAC automated control system for proper operation, adjusting as needed. Assists with inspecting and operating the buildings fire alarm and suppression systems. Maintains the building lighting system, including element and ballast repairs or replacements. May periodically perform welding, carpentry, furniture assembly and locksmith tasks as needed. Responds quickly to emergency situations, summoning additional assistance as needed. Performs other duties as assigned. SUPERVISORY RESPONSIBILITIES No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. May coordinate work and assign tasks. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Must possess or obtain within an agreed timeframe a City of Pittsburgh Stationary Engineer's License and a 2nd Class NIULPE II License. Additional certification in one or more of the following is preferred : DDC systems, electrical, mechanical, HVAC and refrigeration systems, mechanical power transmissions, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions. COMMUNICATION SKILLS Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees. FINANCIAL KNOWLEDGE Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages. REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills. OTHER SKILLS and ABILITIES Uses personal computer and smart phone for work order system, email, ESS and training. Basic skills with Microsoft Office and Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
