Primary Function:

Perform routine maintenance and complex repairs on controls systems for large, commercial HVAC boilers (gas-fired hot water boilers, gas-fired steam boilers, and electric-fired steam boilers) and on related equipment. Understand equipment and process flow and effectively troubleshoot problems to ensure everything is working properly, efficiently, and affordably.

Key Responsibilities:

Responsibilities include, but not limited to:

  • Inspect, maintain and repair all components of boiler systems and associated mechanical equipment.

  • Troubleshoot and repair control systems, electrical circuitry, deareators, gas and fuel pressure lines, feedwater pumps, compressors, motors, heat exchangers, and other related equipment.

  • Effectively use combustion analyzer, electric multi-meter, and other related test equipment to test and analyze systems and equipment.

  • Perform calibrations and checkouts to basic instrumentation such as gauges, pressure transmitters, flow meters, pneumatic and electronic drive units, variable speed motor controls (VFDs), etc.

  • Follow preventative maintenance schedules and perform routine maintenance and repair; including disassembly, cleaning, and re-assembly functions, fire tube maintenance, water side maintenance, boiler controls disassembly and the repair and rebuilding of controls.

  • Monitor systems and perform safety inspections to ensure compliance with established safety requirements and EPA regulations.

  • Document preventive maintenance and repair as required.

  • Maintain accurate records of completed work and materials used. Complete all necessary paperwork in a timely and professional manner.

  • Assist Service Sales with customer scope development, technical analysis and support for retrofits, control upgrades and enhancements to existing equipment. Assist with estimating time and material costs.

  • Perform all work within the confines of Brandt's safety rules and regulations.

  • Perform additional assignments as requested/needed.

Job Duties: * Handles emergency service calls as directed during the day and after hours. * Responds to customer service calls (emergency, on-site, or on-line), checks indicated points of trouble, analyzes full requirements of system involved and checks and tests systems components. Diagnoses trouble or defect, determines corrective action and repairs system. * Performs preventative maintenance and diagnostics on CCTV and Access Control systems and components according to service agreement contracts. * Tests and verifies system readings ensuring an optimal system operation. * Identifies additional chargeable opportunities including time & material work, system upgrades and service contact expansion. Prices, proposes and proceeds with new work as per issued guidelines. * Completes service repairs, replacements, upgrades, adjustments and calibration on CCTV and Access Control systems and components following issued tasking, maintenance, troubleshooting and installation instructions. * Performs system installation, checkout and assists in CCTV and Access Control systems startups for service installed jobs. May coordinate electrical installation with electrical contractor at job site as required. * Completes and submits written service orders and reports covering all aspects of each assignment and activity. * Completes and submits time sheets and other necessary information weekly. * If improper operation is due to another system or component, discusses problem with customer and/or office and advises of the best course of action. * Works with other branch, company or external service providers or vendors to arrange servicing and to resolve problem * Participates in job site final walk and / or final completion for systems to service turnover on assigned jobs * Conducts training and development classes for customers on site or at the branch. * Delivers technical support, coaching and direction to end users and field labor when applicable Required Knowledge, Skills, Abilities, and Education: * Required Education: High school diploma required. * Required Experience: 2+ years experience installing or servicing CCTV and Access Control systems. * Required Travel: 5% * Other Requirements: * Proficient in Microsoft Office: Word and Excel. Excellent verbal and written communication and customer relation skills. * Must be able to climb ladders and work on lifts. * Individual must possess a valid Driver's license in good standing and must be at least 21 years of age in order to participate in the required Siemens vehicle plan. * Qualified applicants must be legally authorized for employment in the United States.
