Job Overview:

The Janitorial Technician at FirstService Residential on our Janitorial & Maintenance (J&M) team, you will play a crucial role in maintaining the cleanliness, safety, and functionality of our client's community amenities and facilities. Your primary responsibility will be ensuring these spaces are clean and well-maintained, with some minor maintenance work involved. You will be a vital part of our team, contributing to the overall well-being and satisfaction of our community members.

Compensation: $17-19.00/hr

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

  • Cleaning and Maintenance: Perform daily cleaning tasks, including sweeping,mopping, vacuuming, and sanitizing common areas, restrooms, and other facilities. Ensure amenities such as pools, fitness centers, and recreational areas are clean and well-kept.

  • Graffiti Removal: Promptly identify and remove graffiti from community amenities and facilities, using appropriate cleaning methods and equipment. Report recurring graffiti incidents to the management team for further action.

  • Restocking Supplies: Monitor and replenish cleaning and maintenance supplies as needed.

  • Trash Removal: Collect and dispose of trash from bins and common areas. Maintain a clean and organized waste disposal system.

  • Grounds keeping: Assist with maintaining outdoor areas, including sidewalks, patios, and landscaping.

  • Minor Repairs: Work with the maintenance team to address minor maintenance issues. Report larger maintenance issues to the appropriate supervisor.

  • Safety and Security: Ensure that all amenities and facilities are safe for residents and guests. Report any safety concerns or security issues promptly.

  • Record Keeping: Maintain accurate records of cleaning and maintenance tasks performed, as well as supply inventory.

  • Communication: Collaborate with the J&M management team to report and prioritize maintenance tasks. Communicate effectively with residents and address their concerns professionally.

  • Event Support: Collaborate with the J&M management team to assist in preparing for and working at community events as assigned, which may include setup, cleanup, and ensuring that facilities are ready and presentable for special occasions and gatherings.

Skills & Qualifications:

  • Previous experience in janitorial or maintenance roles is preferred.

  • Basic knowledge of cleaning and maintenance techniques.

  • Ability to perform minor repairs and use hand tools.

  • Strong attention to detail and a commitment to cleanliness and safety.

  • Good communication skills and a friendly, customer-oriented attitude.

  • Physical stamina and the ability to lift and move heavy objects as required.

  • Willingness to work flexible hours, including weekends and holidays, as needed.

Education & Experience:

  • Possesses a high school diploma or equivalent work experience.

  • Knowledge of the safe practices, methods, tools, and materials of the janitorial industry.

Physical Requirements and Working Environment:

associate to successfully perform the essential functions of this job. Reasonable

  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.

  • Work duties require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.

  • Must be able to lift 50 lbs.

  • Must be able to move, bend, stoop, push/pull as appropriate for this physical job.

  • Must have finger dexterity.

  • Must be able to drive throughout the Community and run errands outside the community if requested.

  • The work environment characteristics are normal maintenance conditions.

  • Occasional overtime may be required.

  • Consistent and regular attendance required.

  • Based on business needs, schedule may change, including working on weekends and holidays.

  • Some exposure to dust and noise.

  • Some heavy lifting, standing, climbing

Schedule: Full Time Open Availability Sunday- Monday 6am-3pm

Location: Rancho Santa Margarita
