The IT Project Manager I will work in tandem with the IT Project or Program Manager supporting smaller initiatives while performing project management duties throughout the end-to-end project lifecycle. The IT Project Manager I may also manage smaller projects (less than $250K budget range) with guidance and mentoring from the IT Project or Program Manager.

Primary Responsibilities

  • Schedules and conducts team meetings; communicates tasks and expectations to project team members.

  • Manages the work plan and expected deliverables through daily interaction and updates to the plan.

  • Facilitates risk and issue identification and management.

  • Accountable for adhering to project governance and stage gating requirements.

  • Produces weekly status reports for the project team and stakeholders to ensure project remains on track and within budget.

  • Contribute to the establishment and rolling out of EPMO across the Enterprise.

  • Performs other duties as assigned.

Any combination of relevant education and experience and/or related professional designations/certifications in this field is highly desirable.

Education

  • Minimum Required: Degree in finance, business administration, public administration or equivalent degree and/or experience

Experience

  • 0-2 years of Project Management experience.

Essential Skills

  • Strong interpersonal and excellent written and verbal communication skills.

  • Ability to establish strong working relationships across IT, business lines and external stakeholders.

  • Ability to manage change and priorities and coordinate/realign project resources as necessary.

  • Proficient in MS Office (Word, Excel, PowerPoint, Visio) and MS Project.

  • HP PPM tool experience desired.

  • Highly organized with a strong attention to detail.

  • Ability to handle multiple tasks simultaneously and effectively.

  • Ability to work autonomously and alongside a peer/mentor where necessary.

  • Utilize and support project methods, process and toolkit, as well as be an ambassador of the Enterprise Project Management Office.

  • Group facilitation skills, negotiation and ability to influence and drive decisions.

  • Ability to articulate project challenges to project stakeholders and IT Leadership in a timely manner for escalation transparency and guidance.

  • Ability to facilitate identification and resolution of project risks and issues.

Job Responsibilities and Duties Essential Job Functions * Attract, hire, develop, and retain a highly capable team comprised of employees and vendors whose skill sets properly match the role they are asked to play to successfully execute the property's business plan. * Effectively manage relationships with all stakeholders, including property owners, tenants, staff, leasing agents and brokers, property service vendors, lenders, and the general community. * Diligently maximize Net Operating Income and cash flow while balancing property maintenance, proper staffing, and tenant satisfaction. * Build and manage a property budget. * Build and recommend a strategic capital improvement plan. * Produce timely and thorough institutional-quality financial and operation reports. * Maintain operational best practices related to risk management including current files for tenant and vendor certificates of insurance, tenant emergency notification information, building life safety security procedures, as-built drawings, building certificates of occupancy, warranty manuals, etc. * Actively engage in industry organizations to develop good relationships with other industry participants: industry leaders, emerging leaders, future employees, competitors, vendors, etc. * Constantly pursue professional development through BOMA, IREM, or other industry and trade organizations. * Ensure the implementation and ongoing utilization/compliance with all company policies, procedures, technology, and systems required for the effective operation across portfolio of assigned properties. * Other duties as assigned. Job Qualification Standards * Alignment with our core values, including passion for the position's responsibilities, demonstrable humility and commitment to learning, high level of personal and professional integrity, commitment to excellence, a positive disposition, and the ability to take initiative and make effective recommendations. * Experience leading, engaging, coaching, and training staff while contributing to a positive team environment preferred. * Strong interpersonal and client service skills with the ability to build strong relationships with owners, tenants, vendors, colleagues, and employees. * Excellent written and oral communication skills with the ability to read and interpret information as well as communicate effectively with all levels of employees, clients, and vendors. * Minimum of five years of experience in property management of commercial buildings required. * Minimum of two years of experience with multi-tenant buildings preferred. * Ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills. * Real estate license preferred. * CPM or RPA designation preferred. * High school diploma or equivalent education required. * Knowledge of basic accounting practices and an understanding of financial statements as normally acquired through a bachelor's degree in business administration, real estate, finance, or a related field preferred. * Ability to protect and maintain sensitive and confidential tenant and owner information. * Ability to follow instructions, respond well to management direction, receive feedback, and take accountability for work product. * Demonstrated ability to efficiently organize, coordinate, track, and complete multiple tasks as well as adjust to changing priorities. * Follow and adhere to organizational policies and procedures. * Ability to be flexible, receptive, and adapt to changing circumstances. * Ability to maintain punctual, regular, and reliable attendance. * Proficiency with Microsoft Office Outlook, Word, Excel, and PowerPoint with the willingness and ability to learn new and evolving technology as necessary. * Must have access to reliable transportation throughout the business day. Drivers must possess a valid driver's license, acceptable driving record, and the appropriate level of vehicle insurance. * Ability to read, write, spell, speak, and understand English fluently. * Ability to accurately perform basic math. * Maintain neat, well-groomed, professional appearance.
