POSITION SUMMARY

The Investment Team seeks to invest in office, retail, and residential assets and pursue equity, preferred equity, mezzanine, and distressed debt opportunities. The Investment Analyst (1st Year) position is integral to all phases of the investment process, with primary focus on transaction support, team organization and logistics, and to provide support over time in underwriting, due diligence, and asset management. The Investment Analyst (1st Year) will join as part of a two-year program and future advancement with ESRT will be contingent on performance.

RESPONSIBILITIES

  • Support the transactions process

  • Maintain transactions pipeline within Dealpath

  • Coordinate and participate in property tours

  • Download deal data rooms, coordinate access, and save data room files to Sharepoint

  • Support review and execution of NDA's for new transactions with legal team

  • Upload files to disposition data rooms and coordinate access

  • Support due diligence process and ensure information flows are coordinated across internal and external parties

  • Team organization and logistics

  • Prepare agendas, presentation materials, and investment memoranda

  • Create and modify Word and PowerPoint presentations

  • Distribute materials to the Investment Committee and Board of Directors

  • Coordinate and track meeting follow-up and monthly meetings with brokers and advisors

  • Coordinate meetings between the Investments Team and various departments at ESRT

  • Manage calendars of the Investments Team

  • Maintain contact information of internal and external parties

  • Maintain and record files for the Investment department and share information with other departments

  • Take minutes and dictation

  • Analyze investments to the highest institutional standard

  • Analyze and synthesize market information to inform underwriting assumptions including leasing, development pipeline, financing, transaction, and capital raising activity

  • Organize and participate in market diligence trips, competing property tours, and onsite inspections

  • Understand and communicate the physical characteristics of properties and the related competitive advantages and disadvantages

  • Prepare efficient investment memoranda for the ESRT Investment Committee and participate in discussion

  • Create property and portfolio financial models that isolate variables and considers various outcomes

  • Analyze property and portfolio level data to inform underwriting assumptions including rent rolls, leases, historical cash flows, expense items, capital investment, and financing options

  • Collaborate with other departments to provide critical inputs for underwriting model

  • Assist with key asset management initiatives

  • Participate in and provide support for the ongoing asset management of each investment

  • Assist with key asset management initiatives

  • Develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities

  • Contribute to investment strategy

  • Analyze data sets and identify industry trends that support new investment themes

  • Build proprietary databases that support sourcing initiatives

  • Analyze historical portfolio performance

  • Act as a culture carrier and exemplify the guiding principles of ESRT

  • Service-oriented and an ESRT brand ambassador

WHAT SUCCESS LOOKS LIKE

Success in this position means the Investment Analyst (1st Year) has become an integral part of the Investments Team and can be relied upon for efficient transaction support and team logistics and organization. The Investment Analyst works seamlessly with the members of the Investment Team to prioritize assignments and communicate issues and significant findings to the team immediately. The Investment Analyst works flexibly based on new information and deadlines and can pivot as needed. The Investment Analyst is curious, service-oriented and growth-oriented, constantly seeking to absorb knowledge, acquire experience, and develop skills to contribute in financial underwriting and Argus modeling capacity.

REQUIRED SKILLS/ABILITIES

  • Demonstrated interest in a career in real estate investment and finance

  • Highly detail-oriented, has strong organization and communication skills, and can prioritize and re-prioritize based on changing business needs

  • Team calendar management and ability to interface seamlessly with other colleagues, departments, and administrative assistants

  • Displays excellent judgment and can act decisively in situations requiring quick but thorough analysis and decision-making, while understanding when and how to escalate issues appropriately

  • Active collaborator that thrives in a transparent and communicative setting

  • Domain knowledge of New York and the greater metropolitan area is preferred but not required

  • Familiarity with ARGUS and proficient in Microsoft Office Suite

  • Has an entrepreneurial spirit and is excited by the challenges that come along with building a business

EDUCATION & EXPERIENCE

  • College degree in business administration, real estate, finance, or related field

The salary range for this position is $75,000 to $95,000. Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications.
