Job Description: Intern opportunity from January 2019 - June 2019 25 - 40 hours per week At Cimpress, we are a technology driven company that aggregates, largely via the internet, large volumes of small, individually customized orders for a broad spectrum of print, signage, apparel and similar products. You will have the opportunity to:

VIEW JOBS 12/12/2018 12:00:00 AM 2019-03-12T00:00 PURPOSE AND SCOPE: Provides leadership, direction and oversight to FMCNA's Lease Audit function which is responsible for auditing lease related charges, analysis, and efficiency planning for all facility leases managed throughout the organization. Ensures alignment with Company goals, objectives and strategic vision. Responsible for administering and managing all Common Area Maintenance (CAM) charges and determining if charges are compliant with lease agreements. Initiates the process to collect all monies owed back to Fresenius for overpayments. Responsible for ensuring estimated payments are reasonable and as close to the actual amounts as possible. This position takes the lead in partnering with FMCNA legal and component business management to ensure leases are structured to protect FMCNA by ensuring the right to audit exists and that FMCNA is only responsible for reasonable and customary costs. The role is also responsible of managing the cost efficiencies for the facility lease portfolio. Adheres to the FMCNA Compliance Program, including following all regulatory and FMCNA policy requirements. PRINCIPAL DUTIES AND RESPONSIBILITIES: * Manages lease audit function ensuring each location where estimated payments are made are audited on an annual basis. Ensuring all amounts being reimbursed are proper per the terms of the lease. * Manages team to ensure all locations where estimated payments are made are reasonable and as close to the actual amounts as possible. * Leads audits and reviews team members work product. * Guides the management of staff and provides insight regarding procedures, lease interpretations, and treatment of leasing expenses, ensuring appropriate standard operating procedures are followed and are in compliance with all relevant regulatory and company policies. * Leads Facility Lease Efficiency program, which entails driving cost savings through effective audits and recommended lease language changes. * Drives the analytical review of lease related costs to report drivers of cost changes and identify areas of potential savings. * Travels as needed to Landlord's office to manage / perform on-site Common Area Maintenance (CAM) Audits. Reviews financial statements, allocations and invoices charged to the Building. * Compiles and summarizes audit findings and communicates to landlord to resolve discrepancies. * Communicates findings to internal stakeholders / business partners when needed. * Reviews and complies with the Code of Business Conduct and all applicable company policies and procedures, local, state and federal laws and regulations. * Ensures all employees within the assigned team(s) understand and comply with the Code of Business Conduct and all applicable company policies and procedures, local, state and federal laws and regulations; establishing and maintaining effective internal systems and controls to promote compliance. * Provides informal feedback throughout the year, as well as formal feedback during the annual performance evaluation review process. * Manages staff by making the appropriate personnel decisions with respect to coaching, hiring, firing and disciplinary actions. * Provides leadership, guidance and coaching for all direct reports to maintain an engaged and productive workforce; partnering with Human Resources on employee matters. * Collaborate with employees in the establishment of clear and concise development plans to ensure succession planning and the advancement of future leaders within the organization. * Assists with various projects as assigned. * Other duties as assigned.
