Summary of Responsibilities
The integration specialist assists with onboarding lease-up/new construction properties onto the Avenue5 platform. Their role is to partner with Avenue5 operators and central services associates to ensure all tasks related to onboarding a lease up/new construction are completed on time.
Primary Responsibilities and Objectives
Provide guidance, mentorship, and support for regional operators and property managers onboarding a lease-up/new construction property
Confidently be a single point of contact for Avenue5 associates when questions arise
Host and/or participate in lease-up/new construction integration calls, as well as other departmental calls related to property integrations
Help facilitate property technology setups including computer and email setup, phone/voicemail systems, and building systems when required
Introduce associates to company and property-specific software
Assist all central services departments with property integration and data gathering
Regular collaboration with operations lead to assess the needs of the property and keep all lease[1]up/new construction dates in Salesforce accurate
Partner with the operations lead to complete the assigned Salesforce Integration record
Complete lease-up/new construction integration checklist tasks
Ensure that integration tasks assigned to other associates outside of integrations are completed and documented in Salesforce, this includes but is not limited to completing all required lease-up/new construction forms and workbooks
Introduce Avenue5 policies, procedures, and culture to new properties and associates
Stay up to date with curriculum, platform, and company policy changes
Complete necessary legal and company-specific associate onboarding paperwork
Identify property needs that may not be noted on a checklist or assigned task
Collaborate within the department to facilitate continuous quality improvement of the lease up/new construction integration process
Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks
Relay technical concerns with adequate detail, quickly and accurately
Thorough understanding of Avenue5 policies and practices for communications, office and property operations, leasing and marketing, systems, reporting, affordable, risk management, etc., as they relate to the property assignment
Complies with all company national standards, applicable health and safety rules, and regulations, as well as applicable local, state, and federal fair housing requirements
Communicate any concerns to the appropriate parties
Perform other tasks as assigned Education and Experience • High school diploma is required. Bachelor's degree is preferred.
Three to five years of property management experience is required
Two to three years of direct management experience is required
Prior experience in Salesforce, Yardi Voyager, RentCafé, RealPage, OneSite, or other equivalent systems is preferred
Skills and Requirements
Ability to work independently, under minimal to moderate supervision, and prioritize effectively in a fast-paced environment with a strong sense of urgency
Basic level knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
Capability to read, comprehend and converse in English • Sensitivity to confidential matters is required • Strong interpersonal skills to communicate with others effectively and sensitively, including residents, clients, and all levels of management
Ability to make immediate decisions to resolve problems
Ability to display good judgment when unpredictable situations arise
Ability to tolerate stressful situations
Excellent written and verbal communication skills
Strong organizational and time-management skills
Must always maintain a professional demeanor and appearance, promoting the same to associates
Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses, if assigned
Scheduling
Required to maintain a regular schedule which may require working outside of business hours, weekends, and non-traditional holidays
Ability to travel as required (2%)
