Job Title: -- Commercial HVAC Technician

Job Summary:
-- HVAC Technician performs preventative, corrective and predictive maintenance, troubleshoot and service of commercial and industrial HVAC systems. HVAC Technician performs tests and analysis of data to assure the proper functioning of equipment and provide recommendations as appropriate. Understands control operation, and sequence of operation for commercial and industrial HVAC systems. Must be well organized and keep accurate service and maintenance records. Works as a leader, has strong communication skills and is able to foster strong relationships with customers, vendors and team members. Follows all electrical safety standards and procedures, including training and coaching of apprentices and co-workers. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, and roofing, HVAC, and other skills as needed to solve maintenance problems. Maintains commercial properties by self-performing the following duties.

Essential Duties and Responsibilities:
--

  • Install replacement equipment and parts per manufacturers specifications to honor manufacturers warranties; complete HVACR preventive maintenance in accordance with established standards; troubleshoot, Analyze and repair HVACR malfunctions in accordance with EPA established standards

  • Performs minor plumbing maintenance on existing systems (e.g. unclog toilets and drains, repair leaks in drains and faucets, replace toilets and faucet fixtures as needed, etc.) Performs routine painting, carpentry work, etc., as necessary to maintain our Client's facilities in like new condition (e.g. repair a hole in dry-wall, prep the area, and match the paint to present a uniform and original like new appearance). Performs minor electrical maintenance as allowed without a license within state law requirements (e.g. repair or replacement of fixtures, wall switches, and outlets. Replace light bulbs, ballasts and sockets if necessary).

  • Complete documentation, including but not limited to, work orders, timesheets, expense reports, service reports and purchase card logs

  • Conduct general tasks including, but not limited to, safety training, group meetings and maintaining tools and vehicle (if applicable)

Qualifications:
--

  • High school diploma, G.E.D. or equivalent, HVAC Apprenticeship Program

  • 5 - 10 years HVAC experience working on commercial or industrial HVAC equipment /systems.

  • EPA universal refrigeration license. Specific license and certification requirements listed in Service Level Agreement

  • Ability to read and comprehend instructions including, but not limited to, safety policies and procedure manuals. Ability to write routine reports and correspondence. Ability to effectively present information in individual and small group situations.

Knowledge of HVAC and electrical systems. Basic mathematical abilities in all units of measure. Read blue prints and technical schematics as well as specification manuals.

  • Complete assigned work orders in a timely manner and communicate work order status via designated business process.

  • Ability to use and operate handheld device and business systems or document management Database software, including but not limited to Microsoft office, Lotus Notes, MS office (word, Excel).

  • Comply with all applicable codes, regulation, governmental agency and Company directives related to building operations and work safety. Performs assigned day-to-day repairs, emergency and preventive maintenance.

  • Maintain adequate knowledge of and comply with OSHA (Occupational Safety & Health Act) standards and Company safety policies at all times.

  • Experience in the installation, maintenance, troubleshooting and repair of building mechanical systems, including HVAC, plumbing and electrical systems.

  • Daily local travel between properties.

VIEW JOBS 10/13/2019 12:00:00 AM 2020-01-11T00:00 Overview This position has a strong focus on maintaining, troubleshooting and repairing facility equipment on all systems. A very high percentage of "wrench time" is expected. Individuals are expected to demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) to successfully complete daily/weekly work assignments. The individual in this role must be available for Call-in work and perform other duties as required. This position will also have responsibilities at multiple buildings. Some overtime is to be expected. Essential Functions: * Accept and log all complaint, status, and follow-up calls in the CMMS database. * Take immediate action on all alarms. Repair/Correct alarm condition if possible otherwise start follow-up trail for each alarm. You are responsible for all alarms that occur during your shift. * Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, Centrifugal Chillers, Cooling tower, VAV systems, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. * Check CMMS system for new trouble calls a minimum of once every hour. * Identify cumbersome or faulty systems and recommend possible changes. * Perform preventive maintenance on all base building and critical system equipment which includes but not limited to: assemble all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean-up of work area, completing the work order task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Chief Engineer. * Install and repairs plumbing/piping/tubing; install and rebuild pumps and motors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls. * Perform routine facility repairs, including sheetrock, patching, caulking, painting, lock repair, and piping. * Maintains tools and orders supplies as required for installation and repairs. * Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. * Ensures that all appropriate R&M data (i.e. material costs, contract labor costs, Jones Lang LaSalle effort, etc.) is captured on a work order. * Review and analyzing system data (reliability, equipment calls, etc) and developing initial recommendation with Chief Engineer on any maintenance changes, upgrades, replacements, etc. Including "red lining" PM maintenance task instructions with recommendations to improve process. * Maintain up to date & complete system documentation in a CMMS system for all repairs or changes to the system. * Manage refrigerants in compliance with UT and EPA requirements, including maintaining accurate refrigerant usage and inventory records * Routinely available as "On Call" craftsperson * Maintain compliance with the JLL ESCP audit Required Knowledge, Skills and Abilities * Team player with good interpersonal skills * High school diploma or state equivalent required * 2 years of related trade schooling or equivalent * Experience - Minimum 3 years experience working with mechanical systems. * Universal certification (Refrigeration) required. * Ability to communicate well in both oral and written reports * Knowledge of OSHA standards and local codes * Proficient with computer-based systems and programs, including Microsoft Office and Outlook\ * Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle * Able to work in close places such as closets, crawl spaces, attics, vaults, etc. * Able to work on roofs of buildings * Subject to call 24 hours per day and required to work in all weather conditions. .
