HVAC Master Service Technician

POSITION SUMMARY

ABM Industries is seeking a HVAC Master Technician to join our team in Alexandria. As an ABM HVAC Master Service Tech you will troubleshoot, repair, maintain, and install HVAC and related equipment per the Service Agreement. In this role you will work, both independently and with a team, to complete work orders for routine, moderately complex and complex electrical services, maintenance, repair, and installation of various HVAC systems and equipment. You will also be called upon to coach, mentor, train, and supervise lower and Journeyman techs.

ESSENTIAL DUTIES AND RESPONSIBILITIES ("Incidental" job duties may be included, but must be indicated. Other essential and incidental job duties may be assigned.

  • Serve as a friendly and knowledgeable representative of ABM in all interactions with building guests, management, and ownership.

  • Maintain and repair HVAC equipment and systems of all types, for both commercial and industrial customers.

  • Diagnose and repair of electronic, mechanical and electrical components of these systems.

  • Work with dispatch to ensure schedule is maintained and delays are properly communicated to customer.

  • Responsible to respond immediately to any and all service emergency needs of our customers.

  • Work rotating shift as required, days, nights and weekends. Overtime is required as necessary.

  • Maintain good working order of company vehicle including refueling as necessary, reporting any mechanical issues. Vehicles should be washed on a regular basis.

  • Maintain proper stock, parts, tools, and safety equipment in the vehicle.

  • Document all equipment installations: make, model, serial number, necessary test measurements, and pictures as necessary.

  • Diagnose diverse service issues, obtain any replacement parts, calibrate system to manufacturer's recommendations.

  • Communicate to dispatch, parts procurement, supervisors and managers, as needed, to keep company and customers informed about work progressions.

  • Submit detailed, complete and timely reporting.

  • Participate in company provided training opportunities on latest industry technologies.

  • Identify and report to supervisor/manager potential opportunities for additional business.

  • Ensure the performance of preventive maintenance on all building equipment is completed within the allotted schedule.

  • Ensure efficient operation of all building systems.

  • Coordinate maintenance with outside vendors and oversee vendor maintenance.

  • Ensure strict adherence to critical facility work rule and safety procedures.

  • Be familiar with all applicable Federal, State, and local rules, codes, and regulations.

  • Observe all company procedures and safety rules

Minimum Requirements

EDUCATION AND/OR EXPERIENCE

  • 10 plus years' proven record in maintenance and troubleshooting and correcting diverse chiller service issues.

  • Must hold a current and valid HVAC Master's License.

  • CFC Certified Preferred

  • Experience managing equipment vendors and maintenance contractors preferred

  • Excellent written and oral communication skills

  • Outstanding Customer relations skills

  • Proven ability to make independent decisions

  • Knowledge and experience using basic Computer skills

  • Attention to Detail

  • Safety Oriented

  • Must have outstanding analytical, negotiating and interpersonal skills

  • Proven ability to work as part of a team to ensure customer satisfaction

PHYSICAL DEMANDS AND WORK ENVIRONMENTAL FACTORS

While performing the duties of this job, the employee is regularly required to stand, walk, and climb; use hands to handle or feel; reach with hands and arms; and talk and hear. Daily bending, stooping and kneeling is required. The employee must occasionally lift and/or move up to 50 pounds. The noise level in the work environment is usually moderate. The position requires constant physical activity performing strenuous daily activities of a primarily mechanical nature.

Ensures that all support and service is conducted and fulfilled in a manner consistent with the goals and objectives of management and the association Additional Responsibilities: * Maintains a safe and secure environment throughout the building(s). * Supervises, trains and directs maintenance staff through work orders. * Maintains all mechanical systems, to include heat, cooling, and ventilation. * Performs seasonal operations, such as servicing of HVAC systems, boilers, etc as indicated on the preventive maintenance program * Maintains all electrical systems, to include lighting, office equipment, and general Association requirements * Maintains all plumbing systems. Responsible for all shut downs * Policing of building and property for debris, changing of light fixtures and bulbs, vacuuming of hallways, cleaning of compactor rooms, completion of daily work orders for work performed on common areas and in individual apartments, if required, and general care and upkeep of building. * Maintains all fire protection and security systems, to include required maintenance, inspections, and documentation. * Inspects all emergency equipment to ensure compliance * Maintains all pavements, to include sidewalks, curbs, driveways, and parking areas, including snow and ice control. * Maintains structural integrity of the building to include foundation, walls, and roof. * Supervision of maintenance staff, including but not limited to: scheduling staff to ensure 7 day a week coverage of the building, scheduling off duty "on-call" time for those times the maintenance foreman is not available for emergency response. * Prepare work schedules and assignments for staff. Supervise to ensure work is carried out and association policies are adhered to. * Perform and/or assign work orders to ensure timely completion * Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate. * Maintain ongoing communication with Management regarding all issues affecting the building. Requirements: * High school diploma or equivalency preferred. Technical background from university or vocational sources a plus. * HVAC or other training or certification may be required * Minimum 3 - 5years experience in building trades, repair and replacement maintenance or handy work * Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance. * Knowledgeable in the use of Microsoft Outlook, Word, Excel and PowerPoint * Highly effective interpersonal skills and experience with managing staff a plus * Strong customer service, communication and interpersonal skills required.
