ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Responds to service calls, drives to site, greets customer, performs preventive maintenance and/or troubleshoots malfunctioning systems/equipment to determine the nature of the problem..

  • Provides a description of diagnosed problems to customer in thermostats can be understood with options, as possible.

  • Obtains customer approval for repair and corrects problems.

  • Provides interface with American Home Shield or other warranty companies, as needed.

  • Prepares or coordinates sales quotes for replacements and coordinates installation scheduling.

  • Orders and picks-up parts, as needed.

  • Contacts supervisor or dispatch to discuss any problems on the job, communicate call completion or order any parts that may be necessary.

  • Maintains and fuels vehicle and stocks the service truck with adequate parts.

  • Completes all required documentation on services, explains guarantees/warranties and collects, records and delivers fees to the office.

  • Installs, repairs, replaces or cleans refrigerant lines, fans, appliance vents, smoke detectors, humidifiers and grills, as appropriate.

  • Provides product usage information to the customer for proper operation and preventive maintenance.

  • Tests repairs and installations by starting unit and checking pressures with gauges to ensure proper operation.

  • Ensures that all HVAC repairs and installations are accurate, serviceable and that materials used and workmanship meet the requirements of applicable technical/safety standards and regulatory codes.

  • Makes any modification needed to ensure proper installation and air balance.

Under the guidance of the Maintenance Supervisor, you will be directly responsible for managing the day-to-day maintenance activities to achieve the organizational goal of consistent delivery of professional, timely and cost effective services to staff and residents of Ingleside. Job Requirements: HS diploma with preferred 1-3 years of technical school or equivalent combination of education and experience. Ability to read and understand construction blueprints, ability to utilize hand and power tools and equipment associated with job description to perform job assignments. Comprehensive experience in general maintenance, finish carpentry with safe working knowledge of mechanical/plumbing and electrical experience. Working knowledge of all applicable EPA, OSHA, NFPA, NEC, and IBC codes and requirements. Strong communication skills both verbal and written and practiced application of world class service. Must be available to work overtime and weekends as required. Applicant must possess current Universal Refrigeration Technician Certification and prefer Class A Underground Fuel Storage Tank certification or be willing to obtain such within 90-days of following hiring. Job Summary: The Building Maintenance Technician III will encompass all duties of a BMT I and II position and complete tasks of a more complex level with minimal supervision. The BMT III position will perform minor to complex maintenance and service as needed to support ongoing facility operations that are initiated through work requests, emergency dispatch, the department Director or Maintenance Mechanic. BMT III will be responsible BMT III Duties: * Ability to provide HVAC and HVACR diagnostics and repairs to water sourced heat pumps as required. * Be skilled in replacing domestic hot water heaters. * Possess basic understanding of building systems to include building controls, cooling towers, chillers, boilers, pumps. * Able to make repairs to commercial kitchen and laundry equipment to include refrigeration, gas, steam, commercial clothes washers, gas dryers and ironers. * Demonstrated ability to make repairs to residential appliances such as refrigerators, electric stoves, dishwashers, microwave ovens, washing machine and dryers. * Perform plumbing repairs/replacement to include but not limited to replacement of garbage disposals, diverters, shut off valves, supply and waste lines, toilets, sinks. Be well versed in working with copper, PVC and PEX materials. * Able to repair and replace commercial locksets, dead bolts, mortise locksets, mailbox locks, overhead door closures, door activators and key cutting. * Maintain and repair exhaust fans, ventilation fans, louvres as needed. * Experienced with drywall repairs and painting. * Perform preventative maintenance as required on building heating/cooling systems and other mechanical equipment. * Repair/replace electrical switches, GFI, outlets, dimmers, ballasts, light fixtures, fuses and other related electrical components. * Comprehensive understanding of fire life safety equipment operation and maintenance. * Participate with fire and safety drills. * Inspect, maintain and repair fire stop, fire and smoke partition doors, door closure hardware, hinges, panic push bars. * Ability to utilize an electronic hand held device to track and log time. * Completes all work orders within prescribed time professionally and efficiently. * Assist with the removal of snow and treatment for ice/snow both within and outside normal working hours. * Conducts rounds assigned by Director at beginning of shift to ensure building is in good working order with hazards recorded and repaired. * Ability to work with minimal supervision and completes assigned work orders timely. * Assist in keeping maintenance equipment and materials in organized and inventoried fashion. * Troubleshoot and preempt emergencies by monitoring and observing routinely problem areas in and around the facility. * Is primarily responsible for the upkeep and maintenance of the healthcare center.
