The Maintenance and Utilities Services Department provides maintenance and repair for campus facilities. This includes the maintenance and operation of utility systems, plants, and water and electrical distribution systems. The department also manages and monitors all internal utility meters and is responsible for building control systems and infrastructure equipment.
POSITION SUMMARY:
HVAC Mechanic II is responsible for repairs and maintenance of commercial HVAC systems and provides support services to other trades. May serve as a team lead.
A variety of skilled and semi-skilled maintenance duties are performed to carry out the essential functions of this position. Technicians should have experience and/or training in commercial HVAC systems. The technician may also be responsible for escorting and supervising contractor activities occurring on campus as requested by supervisor.
This position reports to a manager, or other appropriate supervisory or management position while working under the oversight of a team lead where applicable. This position requires knowledge gained through prior experience with HVAC systems. Performs a variety of tasks related to HVAC maintenance.
Relies on instructions and pre-established guidelines to perform advanced functions of the job while relying on experience and judgment to plan and accomplish goals. Primary job functions require exercising some independent judgment. This position exercises a certain degree of creativity and latitude and requires skill in analyzing system malfunctions and determining appropriate repairs.
HVAC Controls Technician ll's are essential personnel and during emergency situations, including those that dictate suspension of campus activities and services and/or closure of campus operations, must remain at, or report to their campus as soon as reasonably possible. This position may be required to participate in an on-call rotation.
RESPONSIBILITIES:
Check and replace air filters and belts on air handlers. Clean and maintain drain pans.
Clean and maintain coils by taking magnehelic readings. Change UV bulbs and troubleshoot UV system.
Install, preventively maintain, repair, or replace, Ice Makers, DX units, and Spot Coolers. Preventively maintain cold rooms and walk in freezers. If Freon certified, recharge and recovers refrigerants.
Install, repair, and replace compressors, condensers, vacuum pumps, chilled & hot water pumps, and other equipment.
Install, preventively maintain, repair, or replace valves, piping, dampers, grills, motors, belts, pulleys, bearings, and simple controls (including pneumatic/electronic and other associated components).
Advanced Electrical troubleshooting for HVAC and related equipment.
Performs other duties as assigned.
POSITION QUALIFICATIONS:
MINIMUM:
High school diploma or equivalent; and two (2) years of appropriate experience; appropriate vocational/technical training may substitute at an equivalent rate for the required experience. Valid Florida Class E operator (driver) license.
PREFERRED:
High School diploma and four years of commercial HVAC and refrigeration experience. EPA Freon License.
SPECIAL SKILLS/TRAINING:
Competent, responsive, helpful, and self-starting team player with the ability to learn and develop new skills. Compliance with operational policies and safe work practices.
Using and maintaining hand and power tools. Oral and written communication skills. Familiarity with industry standards and technical expertise. Basic level proficiency in MS Office suite and other industry standard software.
