Summary: HVAC Mechanic II performance the full range of duties as assigned including troubleshooting and resolving malfunctions. HVAC Mechanic II is responsible for repair, evaluation and operation of all HVAC equipment and systems in the assigned region having up to 15 schools. HVAC Mechanic II is in contact with outside mechanical contractors, internal engineering staff, school Administrators and other CMS staff on a daily basis. HVAC Mechanic II must have above average skills and knowledge to competently perform work on old outdated/ obsolete as well as new cutting edge equipment and systems. The diversity of HVAC equipment and systems requires a skill set beyond that of the average HVAC mechanic in the industry.

Under the direction of the HVAC Supervisor and/or Assistant Supervisor, performs highly skilled work in the installation, repair and maintenance of commercial heating, ventilation and air conditioning equipment and systems, energy management systems and HVAC related electrical systems. The scope covers commercial mechanical, electrical and digital electronic HVAC equipment in 600+ buildings and 1100+ Mobile Classrooms.

Essential Duties:

  • Installs, diagnoses, inspects, repairs, maintains and services a wide variety of commercial heating, ventilation and air conditioning equipment and systems, including:

  • Basic repairs and maintenance on air / water cooled chillers of various sizes.

  • Building Automation Systems (BAS) featuring Direct Digital Controls (DDC). These systems require knowledge and understanding of Electronics, low voltage wiring, digital actuators, schematics, and various digital electronic components.

  • Steam and hot water boilers, condensing / cast iron boilers, pulse boilers, hot water distribution systems and controls.

  • Hydronic systems and their components; valves, pumps, piping and circuit setters.

  • Commercial rooftop HVAC package systems from 5 to 40 tons.

  • Split A/C (ducted and ductless) units from 1 to 5 tons.

  • Air Handling Units, Fan Coil Units, Unit Ventilators, Heat Pumps and electric duct heaters.

  • Motors, compressors, contactors, circuit board transformers, valve actuators, blower assemblies, etc.

  • Wall hung heat pumps, water source heat pumps and systems.

  • Cooling towers and associated pumps, piping, and equipment.

  • Low Pressure Air compressors.

  • Works with and in the presence of hazardous materials including asbestos and lead based paints

  • Operates, troubleshoots and repairs complex HVAC Digital Controls / BAS

  • Repairs and maintains low-pressure hot water systems, boilers, chillers, rooftops units, split systems, gas & electric wall heaters, ventilation units and air conditioning units.

  • Determines and schedules preventive maintenance schedule and perform preventive maintenance.

  • Replaces fans, belts, motors, gaskets, filters, compressors and pumps; lubricate parts.

  • Adjusts and installs switches, gauges, thermostats, valves, tubing transformers, pressure regulators, controllers, and other parts as needed.

  • Cut and thread pipe; makes pipe and electrical connections.

  • Locates and repairs leaks in Heat Pumps, A/C units and air driers.

  • Makes electrical repairs related to air conditioning, heating and ventilation equipment.

  • Determines requirements for parts, materials, supplies, tools and equipment; establish cost of repairs and equipment replacement; check and test new equipment.

  • Operates specialized machinery, equipment and tools utilized in the repair and maintenance of heating, ventilation and air conditioning.

  • Maintains tools, equipment and supplies in a safe and orderly condition.

  • Maintains routine records and purchase parts as necessary.

  • Perform related duties as assigned

Education and Experience:

Minimum

  • High School Diploma or equivalent supplemented by specialized commercial HVAC vocational or manufacturer training

  • Three (3) to Five (5) years of residential experience in HVAC systems repair / maintenance.

Desirable

  • Diploma or Associates degree in HVAC technology.
  • 10 (Ten) years of commercial HVAC experience with commercial digital and pneumatic controls emphasis.

Licensing / Certification Requirements:

  • One or more of relevant specialty areas professional level NATE certification or the ability to obtain within 6 months of starting the position

  • Universal CFC certification

  • Possession of or ability to obtain a valid North Carolina Driver's license
