This position is responsible for installing, operating, and maintaining HVAC mechanical, electrical, and ventilation systems. Requires technical expertise in several trades for the maintenance, preventive maintenance, repair, and operation of the College facilities.

Minimum Education/Experience

State licensed mechanical journeyman.

EPA Refrigerant Certification

  • Minimum Type II Category (Applicants must attach a copy of license and certification)

Minimum (1) year of commercial HVAC work experience.

Required Knowledge, Skills & Abilities

Technical competency in the operation and maintenance of a variety of HVAC and refrigeration systems, including reciprocal, screw, and centrifugal water chillers, package units, applied air handling units, fan coil units, evaporator coils, compressors, and refrigerant condensers. The facility consists of: over 1,000,000 sq.ft. of building space; an Olympic-size aquatic facility; all associated piping, valves, controls, etc.; all associated electrical switch-gear and electrical distribution systems; all associated heating, air conditioning, and ventilation systems; and the facility structure and roofing systems.

Understanding of basic systems theory and operation, including electrical, mechanical, construction, and heating/air conditioning/ventilation systems.

Basic knowledge of Microsoft Windows computer operating systems.

Basic knowledge of Trane Building Automation System (or other comparable systems).

Public relations skills to deal with the coordination of efforts between departments and with outside contractors.

Ability to read and understand equipment instructions, operating manuals, and repair procedures.

Positive oral and written communication skills.

Access to a residential and/or cellular telephone.

Valid driver's license.

Ability to work irregular hours, as required.

Physical Demands/Working Conditions

1.GENERAL PHYSICAL REQUIREMENTS:

Heavy work: This position requires the person to occasionally exert up to 100 pounds of force and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

2.PHYSICAL ACTIVITIES:

This position requires the person to frequently move about the various campuses.

This position requires the person to frequently communicate with and listen to Facilities Management staff to perform the essential functions of the position. Must be able to exchange accurate information in various situations.

This position requires the person to frequently remain in a standing and stationary position.

This position requires the person to frequently operate equipment that frequently involves repetitive motions of hands and wrists.

This position requires the person to occasionally ascend/descend a ladder, scaffolding, etc. to perform the essential functions of the position.

This position requires the person to frequently position self to move, lift, push, pull, work on, or operate equipment.

3.VISUAL ACUITY:

This position requires the person to judge, observe and assess the accuracy, neatness, thoroughness of work assigned or to make general observations.

4.WORKING CONDITIONS

This position's essential functions are performed both indoors and outdoors. When working outdoors this person is subject to extreme cold (temperatures below 32 degrees) and extreme hot temperatures (temperatures above 100 degrees).

This position requires the person to communicate above ambient noise levels and exchange accurate information in various situations.

This position requires the person to frequently be exposed to hazards such as but not limited to: close proximity to moving mechanical parts and/or electrical current; working on scaffolding and high places; exposure to high heat or exposure to chemicals, oils, and/or other cutting fluids.

This position requires the person to frequently be exposed to fumes, odors, dusts and gases associated building maintenance and operations.

This position requires the person to frequently perform essential functions in close quarters; crawl spaces; shafts; small, enclosed rooms; narrow aisles or passageways.

Preferred Qualifications

HVAC technical trade program completion.

Licensed by the Oklahoma State Department of Health as a Mechanical and Plumbing Contractor.

Required Training

Compliance training as required by the institution

Work Hours

40 hour work week

Monday-Friday 7:30-4:30 and Saturday duty rotation with other members of the department.

ESSENTIAL FUNCTIONS:

Ability and willingness to periodically work weekends and long holiday sessions for the performance of job functions which require the facility to be shut down and for special events. Rotate with the Building Maintenance and Operations personnel in their duty schedule.

Operate, repair, adjust, and maintain heating, ventilation, air conditioning, and refrigeration systems, to include electrical troubleshooting, electric motor replacement, compressor change-out, and refrigerant leaks. Cut, thread, weld, solder, braze, and glue iron, copper, and plastic piping systems for repair of existing systems, and the installation of new systems.

Implement routine troubleshooting and diagnostic procedures, and perform start-up and operational tests while utilizing diagnostic tools, electronic test meters, and specialized tools and equipment.

Provide training and supervision of mechanical work by apprentice mechanics in accordance with State Law.

Install, operate, adjust, calibrate, and repair pneumatic and electronic control systems, including air compressor and refrigerated air dryer units.

Assist in the testing, analysis, and chemical treatment of closed loop heating and cooling water systems, as well as water towers.

Erect and utilize specialized ladders, rigging, scaffolding, and lift systems.

Periodically work weekends and long holiday sessions for the performance of job functions which require the facility to be shut down and for special events. Rotate with the Building Maintenance and Operations personnel in their normal on-call schedule.

Perform other duties within Facilities Management in support of departmental goals.

MARGINAL FUNCTIONS:

Perform a wide variety of electrical repairs and installations, including secondary systems; lamp and ballast replacements; maintenance of exterior and interior lighting systems, communications systems, motors, and clock systems.

Perform a variety of carpentry-type work, including cabinet and furniture repair; repairs to doors, hardware, locks, and closures; masonry and drywall repair; puttying; roofing and sheet-metal work; tuck-pointing and sealing; flooring repair and installation; and sand-blasting.

Cut, thread, bend, and install rigid, thin-wall, and plastic conduit systems; pull wire and make up electrical connections.

Build partition walls utilizing metal studs, Sheetrock, insulation, tape and bedding joints, and various concrete-anchoring devices. Install/repair suspended ceiling systems.

Perform a variety of paint-related work, including interior and exterior painting, caulking, and carpet repair.

Operate specialized equipment such as, but not limited to drill presses; threading machines; grinding machines; welders; saws of all types; shears; drills; spray rigs; and other related equipment in order to complete necessary repairs.

Perform a variety of repairs and maintenance to plumbing systems, including clearing stoppages; upkeep of faucets, wash basins, water closets, and showers.

Perform preventive maintenance on all mechanical/electrical equipment, utilizing equipment manuals and established procedures, to include belt replacement/adjustment; filter replacement; electrical components; and lubrication of bearings and maintenance of fluid levels.

Perform a variety of remodeling work throughout the College.

Maintain the College decorative fountains in proper operating condition and chemically treat as necessary.

Assist as required and/or directed with snow plowing, and snow and ice removal.

Move furniture, materials, and equipment as necessary.

Drive College-owned vehicles, as required for performance of assigned duties.

Perform other related work as required.
