Job Purpose and Reporting Structure
We are looking for a motivated and excited individual for our Associate Housing Director role. This individual will be working independently to oversee our HUD homes and create relationships with our residents. An ideal candidate will be in charge of the responsibilities below:
Accountabilities (3-5 items)
- Housing Marketing
- Housing Financials
- Resident Relations
- Community Relations
- Housing Compliance
Essential Responsibilities:
- Marketing
- Oversee marketing plan including providing appropriate advertising and marketing materials
- Show apartments or units to prospective units
- Take written applications from prospective apartments
- Review application against the resident selection criteria
- Complete the income verifications required by HUD or funding organizations
- Ensure necessary inspections and paperwork are complete to ensure a timely move-in
- Do move-in and move-out inspections
- Provide tenant orientations
- Financial
- Send rent notices including sending out late rent notices as needed
- Approve and code all bills for payment
- With the CFO, develop an annual budget, including discussing ways to reduce expenses
- Resident Relations
- Work with the residents to understand and comply with lease and house rules
- Provide any termination of tenancies where necessary through negotiation or Eviction Action
- Facilitate mediation between residents when appropriate
- Work with residents and their counselors to resolve housing issues
- Meet regularly with social service staff to discuss issues related to the housing and the residents if applicable
- Community Relations
- Respond to any concerns or issues raised by the neighbors
- Work with residents and neighbors to understand each other’s needs
- Work to make residents a positive part of the community
- Compliance
- Maintain strong working relationships with government housing agencies including but not limited to HUD.
- Maintain expertise in understanding and complying with funding program requirements.
- Keep current with changes in program funding requirements
- Review all applications for compliance with the property’s funding requirements before the application is accepted
- Track recertification dates to insure timeliness of annual re-certifications
- Serve as a representative to our tenants, our community partners and external constituents.
- Serve as a representative of the agency to our tenants, our community partners and external constituents.
Requirements
- The ability to prepare a budget and manage revenue and expenses within multiple programs is required.
- Must be able/willing to travel with limited overnight travel possible. Travel will vary between 10-30% depending on individuals/staff needs and location.
- Must demonstrate excellent written and oral communication skills/abilities.
- Must pass a Department of Human Services background study
- Driver’s License needed and reliable transportation to be used as needed for work related functions.
- Travel within
Education:
- Bachelor’s Degree (or equivalent) required, preferably in Social Work, Sociology, Human Services, Psychology, or a closely related field.
Skills & Experience:
- A minimum of five (5) years of work experience in the field of HUD subsidized housing required. Experienced in HUD funding laws and successfully MOR completion.
Benefits
This position pays $48,000 and up based on experience with great benefits!
