Summary Statement
Performs routine maintenance and repair of affordable housing, buildings and facilities for the Housing and Community Development Department. Operates a variety of maintenance and custodial equipment. Work is performed under general direction.
Essential Functions
Prepares rental units for new tenants. Assesses maintenance needs of the unit and ensures the unit is maintained according to Housing and Urban Development Section 8 guidelines and the Fair Housing Act. Performs general building maintenance. Cleans apartments and empties trash receptacles. Cuts and issues keys, and repairs and replaces locks. Removes and replaces interior and exterior light bulbs. Purchases supplies (40%)
Performs preventive maintenance and processes work orders on rental properties. Troubleshoots and performs routine repairs. Moves and repairs furniture. Responds to tenant requests and explains policies and procedures for requesting work. Uses hand and power tools such as drills, saws, and ladders. (20%)
Maintains and cleans exterior grounds and parking lots of buildings and facilities. Performs snow removal from sidewalks and pathways during the winter months. Cleans gutters. Maintains and repairs sprinkler systems. Operates equipment and tools such as blowers, shovels, rakes, and other hand and power tools. (20%)
Performs fire safety activities such as testing and maintenance of fire extinguishers, and emergency signage and lights. Performs maintenance during emergency call-in situations. Organizes and updates Materials Safety Data Sheets (MSDS) information. (20%)

Requirements
Required Knowledge, Experience, And Training
Requires education and/or experience to attain the following:
High school diploma or equivalent and one year of experience performing general building maintenance including cleaning, painting, and minor electrical or plumbing, fire safety activities such as testing and maintaining fire extinguishers and emergency signage and lights.
Working knowledge of building and grounds maintenance practices and procedures; hand and power tools; record-keeping and filing practices; general customer service techniques.
Ability to perform light to heavy facility maintenance and cleaning; use basic computer skills; safely operate hand and power tools; utilize related protective gear and safety equipment; perform work independently, and identify and prioritize additional tasks; display an attitude of cooperation and work harmoniously with all levels of City employees, the public and other organizations; communicate effectively in the English language at a level necessary for efficient job performance; complete assignments in a timely fashion; understand and comply with all rules, policies, and regulations; maintain prompt and regular attendance; perform all essential and marginal functions as assigned with or without reasonable accommodation.
Individuals must be capable of operating vehicles safely and have an acceptable driving record.
Preferred Knowledge, Experience, And Training
Two years of building maintenance or commercial custodial experience. Bilingual preferred.
Licensing And Other Requirements
Valid driver's license.

Physical Efforts
While performing the duties of this job the employee is frequently lifting/carrying up to 35 lbs and occasionally lifting/carrying up to 50 lbs. Also the employee is always pushing/pulling up to 35 lbs.
The noise level is always loud. Work includes sensory ability to talk, hear, smell, touch and feel. Work in this position also includes close vision, distance vision and peripheral vision.
Employees will sit, stand, walk, stoop, kneel, crouch, crawl, reach, grasp, climb and balance. Position requires hand/finger dexterity.
Working Environment
The work environment will include inside conditions, outdoor weather conditions, extreme temperatures, in wet and humid conditions, with areas of dust, odors, mist, gases or other airborne matter. Employees work in/at heights and are exposed to mechanical, electrical hazards.
Employees will also drive a vehicle as part of this position. Work includes protected exposure to infectious bacteria, bodily fluids, and chemicals.
