Summary Statement

Performs routine maintenance and repair of affordable housing, buildings and facilities for the Housing and Community Development Department. Operates a variety of maintenance and custodial equipment. Work is performed under general direction.

Essential Functions

Prepares rental units for new tenants. Assesses maintenance needs of the unit and ensures the unit is maintained according to Housing and Urban Development Section 8 guidelines and the Fair Housing Act. Performs general building maintenance. Cleans apartments and empties trash receptacles. Cuts and issues keys, and repairs and replaces locks. Removes and replaces interior and exterior light bulbs. Purchases supplies (40%)

Performs preventive maintenance and processes work orders on rental properties. Troubleshoots and performs routine repairs. Moves and repairs furniture. Responds to tenant requests and explains policies and procedures for requesting work. Uses hand and power tools such as drills, saws, and ladders. (20%)

Maintains and cleans exterior grounds and parking lots of buildings and facilities. Performs snow removal from sidewalks and pathways during the winter months. Cleans gutters. Maintains and repairs sprinkler systems. Operates equipment and tools such as blowers, shovels, rakes, and other hand and power tools. (20%)

Performs fire safety activities such as testing and maintenance of fire extinguishers, and emergency signage and lights. Performs maintenance during emergency call-in situations. Organizes and updates Materials Safety Data Sheets (MSDS) information. (20%)

Requirements

Required Knowledge, Experience, And Training

Requires education and/or experience to attain the following:

High school diploma or equivalent and one year of experience performing general building maintenance including cleaning, painting, and minor electrical or plumbing, fire safety activities such as testing and maintaining fire extinguishers and emergency signage and lights.

Working knowledge of building and grounds maintenance practices and procedures; hand and power tools; record-keeping and filing practices; general customer service techniques.

Ability to perform light to heavy facility maintenance and cleaning; use basic computer skills; safely operate hand and power tools; utilize related protective gear and safety equipment; perform work independently, and identify and prioritize additional tasks; display an attitude of cooperation and work harmoniously with all levels of City employees, the public and other organizations; communicate effectively in the English language at a level necessary for efficient job performance; complete assignments in a timely fashion; understand and comply with all rules, policies, and regulations; maintain prompt and regular attendance; perform all essential and marginal functions as assigned with or without reasonable accommodation.

Individuals must be capable of operating vehicles safely and have an acceptable driving record.

Preferred Knowledge, Experience, And Training

Two years of building maintenance or commercial custodial experience. Bilingual preferred.

Licensing And Other Requirements

Valid driver's license.

Installs, maintains, and operates irrigations systems throughout the facility. Performs minor maintenance and repairs on tools and equipment. Provides a high level of customer service and ensures all safety precautions are taken to minimize risk to employees and customers. Work is performed under general supervision and direction. Essential Functions Utilizes a variety of tools to perform grounds maintenance such as planting, pruning, and weeding. Applies chemicals to ensure the health and well being of plants and gardens. Conducts plant health assessment and sod installation. Sets timing clocks on sprinkler systems, replaces broken sprinkler heads, performs system pressure checks and winterization of facility irrigation system. Ensures common travel and use areas on course are free from branches, limbs, and related hazards. Digs drains as required to relieve areas of over watering. Mows course greens, rakes bunkers, and empties trash cans on a daily basis. Provides input and recommendations for maintenance procedures, watering requirements, and irrigation system adjustments. Identifies pest infestations and utilizes Integrated Pest Management (IPM) principles to treat issues. VIEW JOBS Summary Statement Perform manual and unskilled labor in the cleaning, maintenance and repair of grounds and facilities at and around City parks and facilities and on public rights-of-way including general construction, maintenance, and repairs to a wide array of City buildings and infrastructure. This position is open to all interested persons age 19 and older. This position works 40 hours a week, up to 8 months from March through October. This position is designated as At-Will. Essential Functions Turf Grass Trimmers - Operates push or self-propelled lawn mowers following prescribed weekly schedule. Transports self and equipment from site to site using pickup truck and trailer. Work may be performed adjacent to or on public rights-of-way. Landscape - Plants and weeds flower beds, prunes shrubs and plants, shears ornamental shrubs, cleans display fountains, recognizes and reports various fungi, seed and/or sod installation, picks up litter. Disposes of debris. Applies light herbicides and fertilizers under direct supervision. Trash Collection - Empties 30-gallon trash receptacles, lines containers with a plastic bag, replaces lid, and picks up scattered debris throughout the parks on a scheduled route.
