What You Will Do:
Guidehouse is engaged in projects with state and local housing agencies, public housing authorities, among other clients who we advise relating to their affordable housing programs.
Role will involve a range of affordable housing activities with a specific focus on housing finance and related skills.
Client work may include evaluating development proposals, reviewing feasibility of 4% and 9% tax credit projects; developing term sheets and guidance for project sponsors; manipulating project budgets and proformas; carrying out benefit-cost analysis; carrying out subsidy layering analysis; assisting public-sector clients with project due diligence; assistance in investing CDBG and HOME funds for gap financing; reviewing and interpreting QAPs; modeling financial scenarios for transactions and carrying out underwriting analyses; evaluating feasibility of a range of tax incentives, zoning benefits, and other non-federal subsidies for housing development; developing tools, forms, and templates to support client's compliance with applicable federal, state, and local regulations relating to affordable housing; assisting clients with one or more project phase, including predevelopment, due diligence, closing, and construction, site feasibility, entitlements, community engagement, procurement process for issuing funding solicitation, and developer selection relating to affordable housing projects.
What You Will Need:
Minimum Years of Experience: 3+
Minimum Degree Required: Bachelor's degree
Minimum of three (3) years of experience working on affordable housing finance projects
Experience developing and manipulating affordable housing project budgets, sources and uses, and proformas
Experience with HOME and/or CDBG funding sources for housing finance
Experience with Low Income Housing Tax Credits
General knowledge of regulations and applicability of 24 CFR
Understanding and experience with HUD multifamily programs
Experience with affordable housing project due diligence, origination, closings, and/or construction; including ability to review and analyze real estate transaction documents
Strong Excel skills, including experience with pivot tables and VLOOKUP function
Strong analytical skills, ability to research, analyze and synthesize data in a meaningful way
Excellent verbal and written communication skills
Ability to manage and prioritize multiple tasks and communicate regularly with project leadership and client points of contact
Ability to work independently as required, with a strong commitment to team environment
Ability to meet project milestones and delivery schedules
Proficient in the use of Microsoft Office products (Word, Excel, and PowerPoint)
What Would Be Nice To Have:
MBA/ other relevant advanced degree
Experience working in syndication and underwriting software systems
The annual salary range for this position is $94,900.00-$142,300.00. Compensation decisions depend on a wide range of factors, including but not limited to skill sets, experience and training, security clearances, licensure and certifications, and other business and organizational needs.
