Job Description:

A Home Buyer's Consultant (Real Estate) is a real estate agent who guides clients through the exciting process of purchasing a home. In this position, you will consult with a large portfolio of clients about searching for a home, putting in an offer and negotiating contract terms. Clients depend on Home Buyer's Consultants to offer them expert advice about the real estate market and to equip them to reach the most favorable deal possible. This position requires excellent interpersonal and communication skills and an ability to multi-task a substantial portfolio of clients, all with different and unique consultation needs.

Job Responsibilities

  • Show home buyers various properties that are best suited to their needs and desires

  • Provide consultation services when submitting an offer to help your client get a favorable deal

  • Advise client and mediate between home buyer and seller when drafting a real estate transaction contract

  • Be available to consult with clients and answer all questions and concerns before, during and after a real estate transaction

  • Understand your local real estate market

Regulatory Notice. To work as a real estate agent (and be qualified for this position) you must have (or obtain) a real estate license. Like getting a driver's license, state authorized training/testing is required to get certified. Third-party educational institutions provide this fee-based training to the general public.

In this role you will be responsible for the execution of investment strategies in assigned territories to meet client requirements, PrinREI profit targets, and for the implementation of marketing strategies to build brand and reputation in the territories. PRIMARY DUTIES AND RESPONSIBILITIES: The ideal candidate will: * Review and/or perform investment analysis within appropriate risk/return parameters on complex investment opportunities, transaction structures, evaluation analysis, and due diligence. * Effectively market to management and/or clients a transaction's investment risk and viability. Negotiate mutually satisfactory terms and conditions on all transactions * Provide market expertise for investing in assigned markets. * Participate with research in the EBA process and provide updates as required. * Monitor potential problem and non-performing commercial real estate loans. * Perform independent technical analysis of problem loans (i.e. real estate valuations, review documents, financial statement review, lease review, property reports, etc.) Effectively communicate conclusions regarding distressed loan analysis. * Work with standardized investment reporting tools (ARGUS) * Enhance knowledge of real estate market dynamics, macro-economic fundamentals, and emerging trends, and competitive position in the market so as to identify opportunities that best meet client's needs. * Source debt investment opportunities with relative values and yields which meet or exceed the capital clients requirements * Maximize Principal Global Investors profit by optimizing fee income, managing expenses, and contributing to business development activities across the organization. Qualifications * 4-year college degree in construction engineering or equivalent required. * MBA or finance degree is ideal. * Minimum 3 years work experience in Commercial Real Estate. * Strong analytical skills with a mathematical background. * Strong understanding and experience with the programming, design, contracting, entitlement and the development process and various legal documents and processes relating to same. * Ability to evaluate the cost and valuation relationship in the development process, and what makes a CRE project viable (or not viable). * Ability to efficiently and effectively communicate with internal staff, as well as external architects, contractors, engineers, construction consultants, city officials, lawyers, brokers, developers, leasing and management teams. * Marketing and presentation skills—the ability to market PrinREI's structured debt development products internally and to external brokers and borrowers; the ability to speak to (sometimes large) groups of people. * Basic legal knowledge and the ability to work closely with attorneys under tight timeframes to close transactions; the ability to produce clear, well thought-out and concise written communication. * Strong negotiation skills. * Proficient in excel, word and power-point. * Ability to travel to various markets across the country.
