Position Description

Advertised Job Summary

Under limited supervision, supervises a comprehensive planned and corrective maintenance program relating to facility maintenance in assigned buildings including carpentry, electrical, mechanical, HVAC, plumbing, and painting functions that serve the facilities of the University of South Carolina.

Minimum Qualifications

High school diploma and 6 years experience in specialized trades area; or in a diversified building, construction activity or equivalency.

Drivers License required.

Preferred Qualifications

High school diploma and 7 years experience in the management or supervision of commercial maintenance and repair services relating to carpentry, electrical, mechanical, HVAC and/or plumbing systems with knowledge and experience in managing resources and inventories.

Knowledge/Skills/Abilities

Ability to lead by example, solve problems, take initiative to provide services, develop strong customer relationships, measure cost and performance, keep accurate records, communicate effectively, develop proper procedures, define actions to resolve specific problem situations, communicate to management, and prepare reports. Must be able to plan, direct and review the work of subordinates. Must possess good leadership abilities, good interpersonal skills and the ability to interface and work well with subordinates, peers, outside departments and other business professionals. Must have ability to operate computer systems and their respected software for providing facility management reports.

Job Duty

Communicates with building liaisons, deans, department chairs, professors, and other department staff in assigned buildings on a regular basis, bringing in upper management when necessary, in order to provide support, research issues, and enhance the image of Facilities Department with University personnel by providing a sense of immediate customer service, solving problems, building rapport, gathering necessary information, and giving maintenance guidance and advice.

As a working supervisor, establishes, maintains and monitors a corrective maintenance schedule while supervising maintenance personnel in assigned buildings that are responsible for the carpentry, electrical, mechanical, plumbing and painting functions of the buildings. Accomplished by assigning specific maintenance duties to employees in accordance with their individual capabilities and job classifications; ensuring that employees plan and schedule their work and that all trades maintenance activities are delivered and completed as scheduled. Will also review their work assignments and hold them accountable to satisfactory performance; monitoring labor hours and materials expended; ensuring that work tasks are performed in a safe, productive, and cost-effective manner; providing direction, leadership, motivation, and on the job training.

Assists with facilities project management in the installation of new and modified maintenance related systems by consulting with University Project Managers, contractors, and sub- contractors to approve new construction plans based on USC standards and to provide information on existing systems that may be affected during a project and advice on requirements for future construction projects; reviewing construction areas for maintenance equipment or system requirements;

estimating costs for project work based on length, scope, manpower, and requirements; actual installation or modification of systems or the supervision of same; communication of expected installation or modification work with maintenance personnel; and troubleshooting new or newly modified systems to assure proper functioning.

Performs administrative tasks including completing Employee Performance Management System documents; ensuring the accurate submission of daily time sheets and records on all scheduled and maintenance tasks performed; and reviewing, verifying, and submitting labor sheets and leave slips while using various computer equipment and software; .assisting with Facilities inventory control by monitoring, ordering, receiving and verifying maintenance supplies, materials, and tools from outside vendors following established procurement policies and procedures; attending meetings and training events related to customer service, safety, and continuous improvement; and providing information for management review and reporting.
