Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members


  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.

  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.

  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.

  • Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.

  • Distributes notices and communications to residents as necessary.

  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.

  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.

  • Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. We are currently seeking a qualified Maintenance Technician for our Franklin Mobile Home Park located in the Franklin, TN area. Job Duties of an A-Player: * Attend daily morning staff meetings to communicate goals and objectives * Oversee the curb appeal and maintenance of the community and make sure it is up to Riverstone Communities' standards * Capability to complete day to day duties with minimal supervision * Complete maintenance work orders in an efficient and timely manner The following maintenance skills: * Basic plumbing and electrical * Painting (interior and exterior) * Roofing * Drywall and mudding * Floor installation, replacement and repair * Window/doors installation and repair * Adhere to all safety laws and regulations * Conduct regular inventory checks on equipment and supplies * Help coordinate food banks and resident events Requirements of an A-Player: * 1-2 years of experience in the maintenance industry, preferably property management maintenance experience * Ability to be very active - walking, bending, standing and lifting up to 100 pounds * Need to be comfortable with working outside in all weather conditions * Ability to complete general maintenance and repair work as needed * Basic computer skills, i.e. email and internet. * Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver's license Specific maintenance knowledge/skills will be tested for accuracy.
