GENERAL MAINTENANCE- SKILLED TRADES TECHNICIAN (FREDERICK)
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Main responsibilities daily will be maintenance of the property in its entirety.
Handles special work assignments, projects, and trouble calls while on shift.
Inspect all areas of the building(s) and report deficiencies as well as suggestions for improvement
Evaluate and complete moderate repairs for common element space systems and maintenance to plumbing, electrical and HVAC systems
Conducts and documents regular facility inspections.
Oversee and inspect the work of contractors, vendors, and trade workers
Communicates well and works closely with vendors, contractors and with the management team to ensure the needs of the occupants in the space are up to required standards
Manages and reviews service contracts.
Review and coordinate work assignments; plan work to be performed and obtain necessary tools, equipment, and materials
Handle appliance repairs in break areas and various offices. In addition, perform maintenance and repair to commercial ice machines, water fountains, coffee machines, etc.
Perform carpentry related repairs which includes: taping, sanding, painting, fixing doors, windows, and light fixtures.
If entire replacement is required of doors and windows shall be subcontractor to specialized trades.
Repair and maintain exterior and interior premises, i.e., interior painting and drywall repairs, hanging wall furnishings, wall repair, minor barricade preparation, sign maintenance/cleaning,
door and lock repairs, cleaning of spills and moving of furniture as directed by client.
Repair of building furnishings, maintain building storage areas, repairing and maintaining bathroom partitions and amenities, maintain exterior painting, minor maintenance interior and exterior décor.
Assist in light cleaning and upkeep of the facility as needed
Assist in maintaining the on-site parking lots and walkways in the winter
Inventory and order preparation for maintenance supplies
Assists in the receiving of deliveries of site supplies and equip.
Administer necessary inventory control programs to ensure adequate spare parts and material inventories
Ensures security and emergency preparedness procedures are implemented properly.
REQUIRED EXPERIENCE/QUALIFICATIONS
5+ years HVAC and related trades experience with supervisory responsibility in an industrial, life sciences, medical office building, hospital, retail/mixed-use, high-rise residential or commercial office setting performing the operation, installation and maintenance of building systems with an in-depth technical understanding and knowledge of all HVAC, electrical, plumbing, fire/life safety, and control systems.
Ability to read and analyze Electrical, Mechanical, and Plumbing drawings
Knowledge and understanding of all applicable practices/techniques, laws, project controls, and environmental regulations
Familiar with Energy Management System (EMS)/programming, fire alarm systems, and Building
Management Systems
Strong formal knowledge of operational and technical skills and will be accountable for staff performance and execution of assignments.
Coordination of preventive maintenance schedules and the ability to assess and prioritize immediate needs.
General knowledge of the facilities management financial reporting with primary focus on repair and maintenance expenses
Ability to perform functions as required for daily work in Microsoft office suite programs
Ability to work as a user in a Computerized Maintenance Management System (CMMS)
State Issued Driver's License and good driving record

Organizational Skills- Ability to handle multiple tasks, manage time effectively, establish workflow priorities and work independently
Interpersonal Skills- Ability to physically perform duties at the speed, mobility and force necessary to the task
Communication Proficiency- Excellent oral communication skills
Intermediate technical capability to use BAS, email, work order platform(s) a
Technical Proficiency- Must possess appropriate and competitive level of experience and education/training to perform the job

OSHA-10, OSHA-30, LEED Certification
State of Maryland Stationary Engineers License of any Grade or any other state regulated trades license.
Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair
Building Automation System Controls such as: Tridium/Jace, Niagara AX & N4 Technical Certifications, Niagara AX Developer Cert, Niagara N4 Advanced Technical Cert, DistechGFX Engineering, Johnson Controls PCV/G Engineering, Honeywell Spyder Engineering, Square D VFD, Trane Building Automation System Controls, etc.
