The Maintenance Manager manages, directs, supervises and performs maintenance services for the community and supervises the Maintenance staff. This position is responsible for interior and exterior maintenance, repairs, and grounds keeping for the beauty, safety, security, and well being of the community.


Essential Functions and

Responsibilities:
  • Recruit, hire, train and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates with the assistance of the Community Manager

  • Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents

  • Inspect the community and grounds regularly, identify any areas in need of repair

  • Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed

  • Must set up and maintain the Community Compliance Manual for the community according to specifications

  • Respond to all repair requests and maintenance concerns from residents and staff

  • Prepare apartments for new residents

  • Ensure proper removal and disposal of trash

  • Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors

  • Maintain availability to residents, management, staff, on a regular predictable basis

  • Attend required meetings and training programs

  • Must follow all safety/OSHA Requirements

Additional Functions and

Responsibilities:
  • Additional duties as assigned

Knowledge, Skills and Abilities:

  • Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems

  • Proficiency in computer skills such as Ops Technology, e-mail

  • Available to work days and evenings, weekdays, and weekends

  • Must demonstrate support of Bell Core Values

  • Must demonstrate ability to provide exceptional customer service

  • Must demonstrate ability to successfully work on a team

  • Must be able to clearly communicate both orally and in writing

Education and Background:

  • High School degree or equivalent is required

  • 2-5 years previous maintenance experience preferably in a multi-family housing environment

  • Personnel Supervisory experience preferred

  • HVAC, EPA and/or CPO certifications may be required in many communities, based on staffing levels

The person in this position is responsible for coordinating and supporting vendors and staff on all maintenance aspects, purchase order processing, vendor invoice management and other administrative duties as required. This position reports to the Sr. Maintenance Supervisor and/or Sr. Community Manager. Key responsibilities of this position include, but are not limited to the following: * Assist Sr. CM/Sr. MS, manage vendor relationships as per contracts to ensure quality control and compliance * Schedule and dispatch vendors according to work orders, turn and preventative schedule established by Sr. CM/Sr. MS/RPM/CMS * Coordinate and communicate with Sr. CM/Sr. MS daily on status of all work orders and make readies to minimize vacancy loss and meet leasing and marketing demands * Execute contract admin duties such as writing purchase orders, reviewing invoices for Sr. CM/Sr. MS approval, etc. * Provide computer and data input support involving work order closeouts, time tracking, reporting, and other tasks as necessary * Maintain the highest level of customer service for prospects, residents, vendors, and corporate departments * Compliance with company standards as defined in the Human Resources Policy Manual, Operations Playbook and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC * May perform pre-move out and move out inspections providing guidance to Sr. MS/Sr. CM on charges and turnover tasks Qualifications * High school diploma or equivalent preferred, some college preferred * Two to five years industry experience preferred or related experience * Solid customer service experience * Knowledge of budgets and financial statements and ability to work within budgeted guidelines * Proven organizational and time management skills * Valid driver license and automobile insurance * Ability to read and write English; speak English and understand spoken English * Proficient understanding of the Microsoft suite, property management software preferred Job Requirements ATTENDANCEPosition requires ability to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled. Work schedules and location assignments are subject to change. Ensure compliance with time management policies including meal and rest periods.
