Key Responsibilities:

• Assist in the development and maintenance of detailed real estate financial models to analyze the performance and valuation of Five Below's corporate real estate portfolio.

• Assist in managing and developing Five Below's real estate proforma dataset.

• Assist in the building and maintaining of Five Below's internal data warehouse for property attributes and mass mobile data.

• Collaborate with cross-functional teams, including real estate, construction, and data science, to support investment strategies and initiatives.

• Maintain an overall knowledge of the process and procedures of our new store growth initiative's FP&A processes.

• Prepare investment evaluation presentations and other materials for internal stakeholders.

• Support the preparation of quarterly and annual internal and investor reports and presentations.

• Stay updated on industry best practices, market trends, and regulatory changes affecting the real estate impact on financial statements.

Qualifications:

• Bachelor's degree in finance, real estate, data science, or a related field.

• Strong verbal and written communication skills, with the ability to effectively present complex analytics concepts.

• Proficiency in Microsoft Excel, PowerPoint, GIS applications, and other financial analysis tools.

• Excellent attention to detail and ability to manage multiple tasks in a fast-paced environment.

• Ability to work independently as well as collaboratively within a team environment.

• Strong analytical skills with proficiency in financial modeling and valuation techniques.

• Understanding of basic profit and loss statements.

• Prior work experience, internship or coursework in real estate finance, investment analysis, or related fields is preferred.

• Knowledge of the methods of systems analysis and the principles, design, and procedural methods used in big data analysis is a plus.

• Experience with Alteryx, ArcGIS, and/or Placer applications is a plus.

• Experience with SQL, VBA, R, and/or Python is a plus.
