Responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule.

  • Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings

  • Value engineer plans during due diligence phase and as project develops

  • Manage zoning process internally and with sellers

  • Negotiate zoning and permitting with municipalities

  • Attend zoning meetings and zoning planning meetings

  • Provide detailed cost analysis and schedules for projects

  • Work with land acquisition on Land Committee business plans on budgets, proposed schedules and writeups

  • Assess project development risk

  • Manage due diligence process on prospective land projects

  • Manage land disturbance permits and engineering design

  • Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome

  • Work with local, state, and federal jurisdictions to receive necessary permits for development

  • Responsible for Neighborhood Tracker that ensures all departments are on schedule to ensure new neighborhood to open on time

  • Present community information to internal and external groups

  • Manage consultants, governmental agencies and others to keep projects on time and budget

  • Approve takedown for lots to be purchased

  • Develop and implement systems/processes that will improve operational quality and efficiency


  • Degree in Construction Management, Engineering, or similar field

  • 5+ years development experience

  • Experience with production homebuilder or master developer (preferred)

  • Proficiency with Microsoft Office applications with advanced skills in Excel

  • Familiarity with AutoCAD

Primary Purpose: The Planning Manager is a highly visible supply chain role that is responsible for overseeing and optimizing the balance of inventory across the supply chain network in line with inventory turnover and customer satisfaction goals. Specific Duties and Responsibilities: * Drive optimization of MRP (UVX/SAP settings for inventory planning) * Holds team accountable for effectively utilizing the business system, driving key regional, departmental and individual metrics, and performance objectives * Reviews current stocking strategies in conjunction with national goals to determine replenishment plan, master data, and target service levels * Determine correct sizing inventories while maintaining the target service levels to Hub, Spoke, & customer locations * Create and implement standardized materials management processes to address surplus, distressed, aged, and excess stock * Coordinate new product introduction in supply chain by setting desired business system planning/demand parameters and initial stocking quantities * Assist in development and implementation of key performance metrics for materials organization * Support SIOP with supply and consensus demand planning processes with data and analysis * Utilizes & maintains consensus planning tools (SAP APO) to drive results * Incorporates modeling, situation analysis, problem diagnosis, & operations analysis to support business decision making with financial analysis * Initiate/Participate in self-development and training of others * Develops associates through interviews, selection, coaching, mentoring, performance management, talent management & succession planning * Coordinates and reviews applications for new products and blends; submits completed documentation to Product Information Group for final approval and data entry * Leads continuous improvement and safety culture throughout organization * Abide by company policies and procedures at appropriate levels * Other duties as requested Specialized Knowledge/Skills: * Proven leadership with Inventory Planning, Demand Planning or Inventory Control preferred * Knowledge of integrated planning software & various ERP systems is preferred (SAP/Manu) * Strong Excel skills required; development of analytical models in Excel * Demonstrated ability to lead without authority * Strong customer orientation, and sense of ownership * Strong analytical skills, detailed oriented, excellent communication and team building skills * Ability to deal with complexity and manage ambiguity * Demonstrated project management skills * Collaborative skills in resolving excess or shortage inventory situations Education/Training: * Bachelors degree in Business, Supply Chain, Operations, Statistics, Mathematics, Engineering required * Minimum 5 years Supply Chain experience * Six Sigma Black Belt / APICS certification preferred * SAP APO preferred #LI-MD1 Univar is an equal opportunity employer.
