Forward Planning Manager

Lennar is seeking a Forward Planning Manager who's Primary role will be to support the Director/Vice President of Land Development from PSA execution throughout the greenfolder, entitlement, and development process. Efforts to include establishing budgets and schedules, and overseeing the timely entitlement, design, planning and opening of new communities to meet or exceed the timeframes represented in CIC approved Greenfolders and/or the most recently issued "P X" updates.

Responsibilities:

  • Implement the "Community Opening Checklist/Schedule" to identify critical path items from PSA execution through the opening of sales to ensure the on-time start and opening of a new community or phase.

  • Compile all development estimates and bids into a complete land development budget.

  • Oversee bid administration and negotiations for all site work contracts and land development activities with the support of Senior Land Development Manager(s).

  • Act as a liaison among all Division department heads, including Construction, Purchasing, Finance, Sales, Marketing, Land Acquisition, Entitlements, and Development to coordinate and direct the successful opening of a new or repositioned community or phase.

  • Attend weekly meetings to update the schedule and progress of each future community and coordinate and ensure the timely completion with Division department heads and consultants.

  • Demonstrate patience, enthusiasm, and superior communication in all interactions with both internal and external customers. Work with team members to achieve a timely and appropriate resolution of all open deliverables.

  • Work in tandem with all departments to project viable community opening dates for homesite deliveries, construction starts, and Grand Openings

  • Provide input on and implement the design created for the overall community appearance and features to reflect the vision for the community, such as signage, community details and specifications, colors, community name/street names, logo, common area features and landscaping, amenities, etc.

  • Track all activities to open the community/phase including amenities, entrance features, and model parks.

  • Lead, coach, mentor and manage individuals and the team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.

Additional Duties and Responsibilities

  • Understand the community, surrounding area, competition and provide guidance to consultants on design details.

  • Engage consultants to design overall community appearance and features, such as entrance/street monuments, signage, community details and specifications, colors, logo, name.

  • Identify and present potential risks for new communities, including challenges to implement the schedule, and all other areas of concern such as homesite grading, dirt generation, model and signage locations, off-site constraints, visibility, and other existing conditions.

  • Understand onsite and offsite conditions and their impact on proposed product and marketing/sales and community/phase opening of community, common area features and landscaping, clubhouses, amenities, etc.

  • Prepare a complete community specifications book containing all colors, patterns, details, and signs and review same with all Division department heads.

  • Attend and provide community summary for all community kick off meetings.

Qualifications:

  • Bachelor's degree in business administration, engineering, accounting, finance or similar program.

  • Minimum 5 years of experience in Land development.

  • Must be able to read, understand and evaluate civil engineering / development plans.

  • Intermediate to advanced skills in computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software.

  • Ability to communicate effectively and concisely, both verbally and in writing.

  • Must exercise initiative and achieve objectives with minimal supervision.

  • Must be detail-oriented and a problem-solver able to deal with complex situations.

  • Ability to handle and resolve conflict.

  • Ability to build and motivate highly effective teams.

  • Ability to effectively solve problems while maintaining positive team relations.

  • Valid driver's license and a good driving record required.
