D.R. Horton, Inc. is currently looking for a Forward Planner for their California Operations Department. The right candidate will be responsible for overall progress and planning of projects, approval of plans and procurement of necessary permits for construction.
Essential Duties and Responsibilities
Secure necessary entitlements to governmental agencies required to develop lots and build homes, including but not limited to, tentative maps, rezones, final maps, subdivision improvement agreements, civil engineering plans, goetechncial report, CFD Formations, CC&R's, and environmental approvals.
Support Land Acquisition team with analysis of project feasibility.
Coordinate with Land Development team including on improvement plans, subdivision improvement agreements and final maps, through tract acceptance and bond exoneration.
Coordinate with other departments, as necessary, including but not limited to Construction, Land Development, Construction Services, Sales and Marketing, Legal, Land Acquisition, and Finance.
Serve as primary liaison between the development team and various governmental agencies and departments to manage permit and approval process. Represent Division, as necessary, in governmental and other public meetings and hearings.
Contract and manage team of consultants in design and development of all plans and approvals necessary to develop land and lots and build homes, including but not limited to, civil engineer, geotechnical engineer, land use planners, DRE consultant, CC&R's consultant, title company, environmental scientists, CFD/special tax consultant and other technical experts.
Manage projects, including design and maintenance of schedules and budgets; and reporting project progress and milestones to Division management team.
Manage and direct consultants in preparation of documents required to obtain DRE approval to sell homes for standard subdivisions and common interest developments (e.g., lot and phasing exhibits, DRE budgets, community information statements, CC&Rs and disclosures).
May directly supervise employees in the Forward Planning Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Education and/or Experience
Associate's degree (A. A.) or equivalent from two-year college or technical school; three to five years related experience and/or training; or equivalent combination of education and experience.
Must have a vehicle, a valid driver's license, and be willing to travel.
