POSITION JOB DESCRIPTION

POSITION TITLE: Lead Fireman

REPORTS TO: Principal Manager of Buildings and Grounds Night Foreman

QUALIFICATIONS:

Required Experience or Training

High School diploma or equivalent; four years or more experience with high pressure, low pressure and/or hydronic boilers; practical and applied understanding of maintenance and repairing heating, ventilating and cooling equipment; leadership qualities; Stationary Engineer's License and/or Power Engineer License.

Special Requirements of the Position

Must possess a functional understanding of all aspects of school building maintenance; an understanding and ability to repair and maintain heating, ventilating and plant cooling systems.

Must be Knowledgeable About and be Able to Direct the Work of Tradesmen as They Relate to:

• Maintaining and operating variable air volume ventilation systems with fan power box reheats

• Water-cooled chillers with a corresponding cooling tower

• Fire tube boilers

• Commercial domestic water heaters

• Wet pipe fire protection systems including fire pump maintenance and operations

• Building Automation System (BAS)

• General commercial electrical systems including lighting and distribution

• Variable frequency drives

• Fire alarm systems

PRINCIPAL CHARACTERISTICS OF THE WORK:

Types of Activities Performed Frequently

Direct subordinate personnel (Maintenance); advise Building Manager of major corrections, changes and repairs; maintain safe operation of boilers; schedule and plan work and repairs, changes, and corrections to boilers, heating and ventilating system; exert leadership and continue education in boilers, heating, air conditioning and ventilation.

Types of Activities Performed Occasionally

Attend custodial or maintenance meetings.

POSITION RESPONSIBILITIES:

• General commercial building maintenance and operations

• Setting building operations schedules through building automation system

• Setting equipment maintenance schedules and fulfilling day-to-day maintenance and operations tasks

• Maintain a safe and efficient boiler and chiller plant operation, along with a good preventive maintenance program

• Supervise and work with the boiler room maintenance personnel, to maintain the heating and ventilating, air conditioning, air handling units, VAV boxes, temperature controls, and VFD's within the physical plant, and also including repairs and replacement of the mechanical equipment such as pumps, electric motors, belts, pulleys, air filters, thermostats, valves, gauges and old piping

• Complete or assume completion of daily Engineer's Log on boiler operations, along with the boiler, chiller and cooling tower chemical balance readings and treatment

• Obtain quotes for materials and parts necessary to maintain the mechanical equipment within the plant

• Prepare a summer work list for any remodeling, revamping, or replacement of obsolete and inefficient operating equipment

• Responsible for adequate safeguards to prevent damage to the equipment, injury to the personnel in the boiler room area, and throughout the plant

• Be prepared to work any shift when maintenance workers are off work because of illness, injury, or on leave

• Attend seminars, conferences, and educational functions within the power engineer's field

• Be prepared to perform any and all maintenance and/or custodial duties when assigned. (Plow snow, cut grass, patch and paint, event set-ups, replace locks, building repairs and cleaning duties if assigned)

• Assist the Manager of Buildings and Grounds in performing other duties
