Overseestimely and accurate completion of new and existing mortgage loan supportfunctions for commercial, residential and consumer loans as follows: new loan Miser file maintenance; posting andreconciling loan level cash box and journal transactions; maintenance of newand ongoing automatic payment arrangements; processing of miscellaneous dailyloan servicing transactions and account maintenance; monthly servicing andreporting of loans serviced by other lenders.

Additionalduties include but are not limited to: facilitationof data warehouse reporting; research and maintenance of servicing system productdata and parameters; coordination of large data maintenance and mappingprojects.

ESSENTIAL DUTIES ANDRESPONSIBILITIES include thefollowing. Other duties may be assigned.

  • Overseesnew loan set-up to include data interface and CIF maintenance in Miser; assuresdual control over all file maintenance per SOX; monitors and reports on transactionsecurity code usage.

  • Resolvediscrepancies found in QC of loan files; helps to establish and implementstandards and procedures for mortgage servicing QC.

  • Oversees the Quality Assurance Plan for compliancewith MERS, Inc. published procedures and audit all new loan files originated byHome Savings to ensure accuracy in Miser system.

  • Maintains hands-on familiarity with Fidelity Miser (orcurrent) Loan Servicing System capabilities, controls, performance and newdevelopments; collaborates with internal and external resources to identify andresolve error conditions and to achieve optimal system utilization.

  • Ensure all assigned file maintenance audits areconducted and properly documented, including audits of changes to interestrate, payment amount, maturity dates, and other select fields; along with theaudit on all name and address changes in accordance to Sarbanes/Oxley Act.

  • Delegateand/or perform daily cash and journal transactions and file maintenance forloan payoffs, payment corrections, loan modifications, deferral of fees, misc.journal entries.

  • Createreports utilizing single or multiple databases.

  • Assistswith system-related account inquiries, transaction analyses and corrections.

  • Maintainsperiodic indices and update interest rates for all variable rate products.

  • Coordinates withIT on system release implementation, and large data maintenance uploads.

  • Act as LoanServicing representative in IMUG and participating in committees researching,choosing, and implementing new products and servicing solutions.

Associate's degree (A. A.)or equivalent from two-year college or technical school in Accounting, Businessor other related field; minimum five-years related experience in mortgageservicing.


Abilityto read, analyze and interrupt loan and legal documents; strong technical oroperational skills required. Must have knowledge of mortgage loan types,products, new loan set up, the Miser Loan Servicing system, BI and LOS interfaces; needs to have necessarymathematical ability to calculate interest; previous Commerciallending/operations experience preferred; strong knowledge of Excel, Word, Access& Crystal Reports is needed; knowledge of cash box procedures with strongunderstanding of balancing.


Directlysupervises staff in the File Maintenance and Quality Control areas; carries outsupervisory responsibilities in accordance with the organization's policies andapplicable laws; responsibilities include interviewing, hiring, and trainingemployees, planning, assigning, and directing work, appraising performance,rewarding and disciplining employees, addressing complaints, and resolvingproblems.


Ability to read, analyzeand interpret general business periodicals, professional journals, technicalprocedures and government regulations; ability to write reports; businesscorrespondence and procedure manuals; ability to effectively presentinformation and respond to questions from groups of managers, clients, customersand the general public.


Ability to calculate figures and amounts such asdiscounts, interest, commissions, proportions, percentages, area, circumferenceand volume; ability to apply concepts of basic algebra and geometry.


Work is substantiallycomplex and diversified, requiring independent judgment to be able to identify,select, and apply the most appropriate of available guidelines and proceduresas well as interpret precedents and apply technical and detailed guidelines.

Responsibilities: * Schedules and prioritizes duties and work assignments on a daily basis * Completes required reports and paperwork daily to account for the time and use of parts and materials * Observes and inspects equipment to determine if servicing or further action is required * Completes preventative and basic maintenance tasks on structures and other equipment, including, but not limited to dispensers, point of sale (POS), computers, security equipment, telephone and data lines, heating and air conditions systems, refrigeration equipment, lighting, signs and pumps as required * Read, interprets and follows procedures described in service manuals per manufacturer guidelines * Calibrates pumps, dispensers and other equipment in accordance with legal standards * Keeps assigned company vehicle(s) in a safe and orderly condition, which includes scheduling maintenance as required, and securing, organizing, and safeguarding company equipment and parts contained in and on the vehicle * Recommends when an outside contractor is required to handle a maintenance problem * Assists in the correction of other maintenance problems as directed by the Maintenance Manager * Attends training classes (both in and out of the local area) as required to learn maintenance procedures for specific equipment * Helps ensure compliance with Federal, State and Local law and Company guidelines by completing required trainings, as well as obtaining required certifications * Maintains state specific Class "B" Underground Storage Tank (UST) System Operator Certification for all assigned stores in order to maintain, inspect, test and certify UST and Dispensing systems in compliance with applicable Federal, State and Local Laws and regulations * Provides equipment/system training and instruction to Company personnel to insure the safe and proper operation * Tests tanks/lines and assists in investigating suspected UST system failures as required by environmental guidelines * Works on outside equipment, in a safe manner, as required regardless of weather conditions * Completes other duties, including special projects, as assigned by Management Minimum Requirements Education Requirements: * High School Diploma or equivalent Experience Requirements: * Completes and maintains required state specific competency training and testing necessary to obtain and maintain Class "B" UST System Operator Certification * Experience performing maintenance related tasks * Experience with pumps and dispensers preferred * Experience in a skill trade area preferred (i.e. plumbing, electrical, HVAC, etc.) Skill Requirements: * Experience with Word, Excel, and other MS Office suite applications * Excellent communication skills and the ability to research and resolve issues * Ability to conduct and complete Company business in a professional and ethical manner * Ability to lift equipment and access covers weighing in excess of 125 pounds * Ability to climb ladders to roofs, ceilings, and signs and descend into access pits up to 6 feet deep * Ability to crawl in access areas and under counters and dispensers * Ability to assemble and disassemble large and small mechanical, plumbing, and electrical parts, assemblies, and components * Ability to operate hand and power tools and special equipment to complete work assignments * Ability to perform repeated bending, standing and reaching Additional Requirements * Available 24 hours per day, 7 days per week on an on-call emergency basis, in addition to a normal work schedule * Must have a valid Driver's License from the state in which the employee resides and class required for the type of vehicle(s) driven * Complies with all applicable state and federal DOT rules and regulations concerning the operation of assigned motor vehicle(s), including keeping and maintaining driver's logs * Must be able to use and operate special tools and equipment in the manner it was designed and intended for during repairs This job description is intended to describe the general nature and level of the work being performed by people assigned to this job.
