With a culture of unprecedented growth, quality and innovative collaboration, we are seeking personalities to complement our attributes.The Field Maintenance Technician II performs a wide variety of duties including repairs, troubleshooting, installation, and maintenance at AH4R properties. This position helps to preserve the functionality and condition of the homes while maintaining a clean and safe work environment and providing excellent customer service. This position frequently interacts with vendors and tenants.

Responsibilities -

  • Ensures heating, ventilation and air conditioning (HVAC) systems are operational

  • Performs system tune-up; checks breakers

  • Replaces capacitors

  • Identifies system leaks

  • Replaces fan motors and Freon

  • Utilizes an HVAC testing package to test efficiency of the system

  • Performs troubleshooting support for plumbing, garage doors, irrigation and electrical issues

  • Unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals

  • Cleans and tests garage door sensors; replaces guide tracks; reprograms remotes

  • Replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCI's), electrical outlets, light fixtures, carbon monoxide and smoke detectors

  • Repairs or replaces sprinkler head leaks, valve stems and piping

Requirements -

  • High school diploma or G.E.D. required

  • Minimum of two (2) years of Residential/Property maintenance or related experience required.

  • Experience must include the use of:

  • Basic hand tools

  • Ladders

  • Power tools

  • Working knowledge of Microsoft Office (Word, Excel, Outlook) required

  • Experience using an Apple iPad preferred

  • Demonstrated knowledge of occupational hazards and safety methods (OSHA) required.

  • Driver's license required.

  • Universal EPA Certification required

  • HVAC experience/certification recommended

  • Excellent verbal and written communication, time management and problem-solving skills.

  • Must be able to use discretion and independent judgement.

  • Must be able to work in a team environment.

  • Must be able to operate and maintain the following power tools

About the role The Field Service Technician II will be responsible for servicing and troubleshooting water treatment equipment (Reverse Osmosis and Lab Equipment), exchanging service deionization tanks, and completing necessary paperwork. Responsibilities include electrical and mechanical testing, troubleshooting and repairs, system cleaning, disinfection, calibrations and other required services. What you will do * Complete equipment troubleshooting, maintenance and service activity runs to ensure system performance. * Respond to non-routine "call outs" for tank exchanges and basic service in a timely and proactive manner. * Sample collection at customer sites and analytical chemistry tests specific to each site. * Maintenance of accurate records and communication of all data on customer sites. * Prepare and submit to customer and superiors "service" reports detailing maintenance preformed and equipment / application status. * Provide basic technical assistance to maximize equipment systems and application benefits to customer. * Maintain and manage basic routine spare parts inventory. * Perform other duties as assigned. #CB What we are looking for * An ideal candidate possesses a Bachelor's Degree or Technical Degree with equivalent experience. At minimum, high school diploma or equivalent required, with 4-6 years industry-related experience. * Understanding of water chemistry and water treatment required. * Basic mechanical and electrical skills * Ability to complete plumbing tasks including working with Sched 80 PVC per MCP workmanship Standards. * Ability to complete basic electrical tasks including work with high and low voltage electrical per MCP Workmanship Standards. * Problem-solver * Excellent verbal and written communication. * Ability to read, understand and follow Quality System documentation * Good organizational skills * Basic computer skills required including basic proficiency with Microsoft Office Suite. * Ability to read, write, speak and understand the English language. * Ability to manage and maintain confidential and proprietary information * Clean drivers licenses required. * Capable of lifting up to 50 lbs. unassisted OTHER CONSIDERATIONS: * Travel when required. * May be required to work weekends or after regular hours. * Must demonstrate the ability to distinguish between colors. * Must demonstrate an ability to effectively communicate, verbally as well as in reading and writing, with customers, vendors and team members. * Must be able to lift at least 50lbs unassisted. * Must be able to pass a DOT Physical.
