Job Details:

Purpose

Reports directly to College of Natural Science Associate Director of Facility Operations to provide daily support for several world renown research & general education facilities. Provided support includes, but not limited to: planning & executing office/lab relocations, assisting other Facility Managers, serving as primary point of contact for multiple research facilities, overseeing college/departmental space information for state database, and managing all safety & security requirements.

Responsibilities

  • Building manager: Communicate effectively with faculty, staff, students, and vendors. Serve as the liaison with numerous college units and university entities. Serve as the buildings' primary point of contact and coordinator for other UT departments such as Environmental Health and Safety (EHS), UTPD, Fire Prevention Services, Sustainability, and the Office of Emergency Management. Act as primary point of contact for all departments within assigned buildings for ensuring accurate space management data in accordance with the Texas Board of Higher Education guidelines.

  • Renovation and Repair: Coordinate activities related to plans for the enhancements, repairs, modifications, and preventative maintenance of buildings and equipment. Act as the primary contact for actions related to building renovations and major repairs to the building systems (electricity, water, and chilled water). Execute minor repairs and preparations tasks not associated with other UT departments.

  • Physical Environment: Perform daily walkthroughs of buildings, including outside areas, and report/manage any issues found . Coordinate all building repair, renovation, and maintenance activities with building occupants/stakeholders. Coordinate repair work orders with Facilities Services shops as appropriate and in coordination with the various work units (Plumbing, Locks and Keys, Electric, PDC (Planning, Design and Construction), Furniture, Events, Moving, etc.). Act as primary contact to report infractions of policy (related to building activities) to university regulations and building operations.

  • Security/Safety: Assist and coordinate with developing and implementing security policies and systems for buildings including security cameras, exterior doors, exterior lighting, and signage. Conduct periodic inspections of the buildings' security measures and functionality of equipment, which may include automatic external defibrillators, fire extinguishers, and first aid kits. Manage normal building hours and scheduling modifications for events with ITS (Information Technology Services) Security and Custodial Services. Communicate with UTPD (University of Texas Police Department) regarding security concerns, including planned demonstrations, events, suspicious activity, criminal activity, last minute access issues, and escorting non-tenants. Report unusual or suspicious activities.

  • Emergency Planning: Work with OEM's Preparedness Team to develop Buildings' Emergency Plan. Develop and maintain a contact database for each department residing in the facilities. Lead and participate in the implementation of emergency plans in appropriate situations. Provide a new employee orientation for new buildings' staff to inform them of the Building Emergency Plan and procedures and guidelines for safety, security, and fire. Manage ID card access for building exterior and keyed elevators. During emergencies and ongoing issues, provide assistance as necessary, which may include hours outside of normal working hours.

  • Other related responsibilities and functions as assigned.

Required Qualifications

High School Education or GED and 5 years of experience in building operations or construction project management; mechanical, electrical, or electronic trades, including skilled construction and maintenance of sophisticated equipment. An understanding of teaching labs, construction processes, and an ability to estimate research lab renovations, cost, timeline and scope or work. Demonstrated ability to exercise sound business decisions effectively and in a timely manner, while focusing on strategic objectives of the organization. Demonstrated excellent time management skills and ability to prioritize own work and the work of others under dynamic circumstances. Ability to work effectively under pressure, maintain composure, and establish strong working relationships with a variety of business contacts at all levels, including students, faculty, staff, and outside vendors and contractors. Excellent written and verbal communication skills. Experience and comfort using basic computer software (Microsoft Works, work order programs, etc.)

Relevant education and experience may be substituted as appropriate.

Preferred Qualifications

Bachelor's degree. Ability to retain a UT driving certification. Demonstrated record of professional demeanor and discretion with the ability to interact diplomatically with a varied group. Demonstrated ability to think strategically, see the big picture and keep the Department goals firmly in mind. Ability to address individuals and information with a high degree of sensitivity and confidentiality in various delicate, formal or urgent situations; and demonstrated experience developing and/or managing processes that ensure efficient operations. Knowledgeable of university resources. Working knowledge of or familiarity with university or state purchasing and budgeting rules, procedures and business systems. Working knowledge of or familiarity with inventory procedures and space management systems.

Salary Range

$70,000 + depending on qualifications

Employment Eligibility:

Retirement Plan Eligibility:

The retirement plan for this position is Teacher Retirement System of Texas (TRS), subject to the position being at least 20 hours per week and at least 135 days in length. This position has the option to elect the Optional Retirement Program (ORP) instead of TRS, subject to the position being 40 hours per week and at least 135 days in length.
