Summary: Responsible for the physical condition of Sandor properties within the selected portfolio through a combination of hands-on maintenance and direct supervision of maintenance technicians and outside subcontractors.

Essential duties and responsibilities:

  • Works with Property Manager and/or Assistant Property Manager to develop operating and capital budgets and confirm that all property objectives are being met

  • Conducts regular tours of properties to make sure they are being maintained appropriately

  • Provides solutions to any maintenance issues

  • Oversees all landlord-managed capital projects

  • Negotiates contracts and provides oversight to all subcontracted maintenance and repairs

  • Supervises in-house labor in the maintenance of all properties

  • Performs hands-on maintenance tasks when necessary

  • Provides recommendations to improve the property or reduce operating costs

  • Interfaces with Tenant Services Coordinator on scheduling and resolution of tenant requests

  • Provides information to leasing representatives regarding scope of work needed for new deals

  • Assesses potential new properties and provides owners with detailed information prior to acquisition

  • Coordinates all work during tenant move-in and move-out phases, including walk-throughs

  • Performs other related duties as assigned

Required skills and experience:

  • Five years of building and/or facility maintenance experience

  • Proficiency in Microsoft Outlook, Excel, and Word

  • Knowledge of commercial buildings

  • Strong project management skills

  • Ability to creatively prioritize

  • Ability to travel up to 25% of the time with clean driving record

  • Level-headed and able to operate effectively in high-stress situations

Reporting to this position: Maintenance Technician

Physical demands: While performing duties of the job, employee is required to drive, stand, walk, climb, balance, stoop, kneel, crawl, push, pull, feel, reach, lift, grasp, twist above the waist, bend at the waist, and perform repetitive hand and arm motions. Employee must regularly lift and/or move up to 100 pounds, climb ladders, and enter crawl spaces. Specific vision abilities required by the job include close and distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Work environment: While performing the duties of this job, the employee often works in outdoor weather conditions. The noise level in the work environment ranges from moderate to medium-high.

Summary/Objective: The Logistical Facility Manager for the Response and Recovery Division ensures the readiness, maintenance, and operations of the Five Points Logistical Support Facility (LSF) and all of the IDHS response vehicles, commodities, and resources staged there to ensure their mission ready status for deployment in an emergency/disaster. This position is key to the success of the state's resource support to local units of government during disaster response operations. Essential Job Responsibilities: The essential functions of this role are as follows: * Maintain the Logistical Support Facility 6+ acre grounds and 5 buildings including the physical security systems which include: alarm systems, access control, fencing, security cameras, critical environmental controlled storage, and key inventory. Provide direct oversight of the maintenance, repair, upgrade, or replacement of buildings, grounds, equipment, and services at the Logistical Support Facility and Alternate SEOC, to include but not limited to HVAC systems, electrical systems, alarm systems, utilities, buildings, fences, physical security and access control systems, and emergency backup generators. * Provide supervision of assigned work teams, contractors, and inmate labor teams provided by the Indiana Department of Corrections through their offender labor program to accomplish tasks at the Five Points Logistical Support Facility as assigned. Must possess the skill level to complete the DOC training program for work crew supervisors. * Coordinate with other IDHS Divisions and other State Agency partners in the scheduling of equipment transportation, procurement deliveries, space allocation, stock rotation, and maintenance activities. * Implements portions of the on-going maintenance and preventive maintenance program to ensure all Response Division equipment, commodities, and resources, including but not limited to the Mobile Command Center (MCC), Incident Response Vehicle (IRV), Event Coordination Center (ECC), Satellite Office Solutions (SOS) units, POD Cameras, Mobile Video Expansion Units, etc. are in a constant state of readiness for disaster response operations. * Implements the decision, directives and polices issued by the Section Chief, Response Director, Response and Recovery Division Director, and the IDHS Executive Director as they apply to the Logistical Support Facility. * Manage the IDHS asset inventory of over $2 million dollars of supplies, materials, equipment and rolling stock. * Work with FEMA/US DHS, USACE, DoD, and other federal partners regarding the requesting, procurement, reception, inventory, deployment, and recovery of commodities, equipment, supplies, and resources necessary to support state response operations. Coordinate with partner state agencies, district, and/or local public safety officials regarding requests for and deployment of state resources. * Provide 24/7 contact and availability for response to after-hours inquiries, and assistance to federal, state, and local authorities. Have the ability to work long hours on little or no notice, including working any shift. * Conduct research of new programs, projects, and initiatives to support and/or improve response logistical operations. * Conducting assessments to develop sound financial plans to manage budgets, contracts, and agreements impacting the Logistical Support Facility. Requirements: * Must have a minimum of 2 years of experience in an industrial, manufacturing, or governmental facility working in facility management, mechanical, maintenance, warehousing, or material handling capacity. * The ability to operate/experience with facility maintenance/warehousing equipment such as: forklifts, tractors with brush hogs, snowplow attachments on pickups and backhoe/front loaders is required. * Due to the nature of emergency response work, the incumbent must have be available to respond to the facility, an in-state incident site, or an out-of-state deployment with little notice to support response operations. * The incumbent must possess the ability to make sound decisions regarding resource allocation and management during high stress operations. * Must possess the ability to multitask efficiently, delegate tasks appropriately, and manage multiple projects during high stress operations. * Excellent verbal, written/composition and problem solving skills are required. * Must possess working knowledge of and practical skills in the use of Microsoft Office applications. * Must possess superior oral and written communication skills. * Should be comfortable speaking before and briefing, large groups of personnel. * Must possess the skill level to facilitate teleconferencing and VTC management during large conference calls and for daily operations. * Must have the ability to pass a standard background investigation. * Supervisory experience is preferred. * Mechanical aptitude in the areas of, electrical, plumbing, welding, HVAC, small engines and generators is preferred. * This position requires strong management and organizational skills, works independent of daily supervision, and will supervise 2 to 4 offender labor personnel provided by the Indiana Department of Corrections on a daily basis. The incumbent reports directly to the Logistics Section Chief. Supervisory Responsibilities/Direct Reports: This role does not provide direct supervision to direct reports.
