About the Indiana Veterans' Home

The Indiana Veterans' Home, located in West Lafayette, Indiana, is the only long term care facility in Indiana dedicated to serving veterans and their spouses. We provide a beautiful, healthy and home-like environment for veterans and their spouses to live. About the Job:

The Indiana Veterans' Home is currently seeking a Facility Maintenance Manager to supervise and manage the staff and functions of the Maintenance Department of IVH. This position will ensure preventive maintenance and maintenance repairs are completed in a timely, cost effective manner. Managing all utility functions related to the facility. This position directly supervises Safety, Foreman and Buyer.

A Day in the Life:

  • Plans, prepares work specifications or consults with outside engineers/architects to implement repairs, renovations, remodeling or construction for any facility construction project.

  • Schedules deadlines and reviews progress and operation of each section of the Maintenance Department.

  • Coordinates and oversees the operation of the Preventive Maintenance Program.

  • Maintains inventory records, approves requisitions for supplies, equipment and tools, and prepares budget recommendations and justifications .

  • Ensure all Safety/Security standards are maintained throughout the facility.

  • Prepares long-range building plans and/or long-range construction changes throughout the facility and submits to Administrative Officials for approval.

  • Maintains Procurement Systems relative to projects, contracts and general contractor quotations.

  • Schedules and tracks Preventive Maintenance Contractors Service Reports and payments.

  • Requests service calls/quotations from contractors ensuing action or information is received within time frame identified by requestors.

  • Maintains Computerized Maintenance Management System for work orders.

  • Hiring Manager for Maintenance and Safety Departments. Maintains records of all new and potential employees.

  • Maintains Maintenance Policy and Procedures in professional order, submitting for review and revisions yearly.

  • Tracking plan of corrections for the inspections done at IVH by outside agencies.

  • Performs other duties as assigned/required

What We're Looking For:

  • Must function with a significant degree of independence. Independently manages staff and projects to ensure maximum efficiency of all units. Must be able to form strong working relationships with the public, visitors, residents, staff, and representative of other companies/governmental entities (e.g., IDOA, ISDH surveyors, VA surveyors, vendors).

  • Ability to maintain a valid driver's license.

What You'll Need For Success:

Must function with a significant degree of independence. Independently manages staff and projects to ensure maximum efficiency of all units. Must be able to form strong working relationships with the public, visitors, residents, staff, and representative of other companies/governmental entities (e.g., IDOA, ISDH surveyors, VA surveyors, vendors).

  • Extensive knowledge of facility maintenance and access systems, as well as their capabilities and proper use;

  • Extensive knowledge of OSHA, VA, and IDOH compliance requirements as they relate to maintenance of grounds and facilities;

  • Thorough knowledge of occupational hazards, safety precautions, and regulations;

  • Extensive judgment in long-range planning of operations and in determining cost-effectiveness and efficiency of various proposals regarding changes in building construction and Steam Plant operation.

  • Extensive judgement in emergency situations.

  • Authority for developing and implementing operations of the Steam Plant, Maintenance, Safety/Security, and utility functions of a facility composed of many buildings and distribution systems.

  • Excellent oral and written communication skills;

  • Ability to effectively manage, train, and motivate staff;

  • Ability to understand and apply national and local codes, read and interpret electrical prints/schematics, and use a variety of tools and measuring devices common to the electrical trade;

  • Ability to plan, lay out and estimate proposed projects in terms of equipment, man hours, and costs;

Supervisory Responsibilities/Direct Reports:

This role provides direct supervision for one or more staff members.

This role provides supervision for offenders and requires a high level of judgment and care.
