Job Description:

This position will be dedicated to Residential Life and dual report to the Associate Director of Facility Maintenance for both Facility Services and Res Life. This position is responsible for approximately 3.2 million building square feet of student housing.

Work includes but not limited to repairs to all housing facilities and the mechanical infrastructure, project management, emergencies etc. This position provides technical oversight and supervision to 20 craft personnel on staff, supplemental manpower and contractors using a CMMS. This position has fiscal responsibility of approximately $2,500,000 in operational/supply expenses.

Job Duties:

35%- Manages, administers, coordinates and supervises all craft personnel, management, support staff and supplemental manpower contracts and contractors. Works with leadership to contacts vendor(s) to make arrangements for supplemental labor to be available when needed,

audits invoices for accuracy, prepares shop material reports and ensures costs stay within budget. Manages staff using departmental CMMS and maintaining KPI's.

Direct management of statistical data. Is the direct liaison for Residential Life with Facility Services and University support.

25%- Works directly with Res Life Administration on budget management for all housing facilities.

Direct contact with Res Life and Facilities in personnel management, project specifications, job priorities and advises solutions to relevant problems.

Performs quality inspections and reviews project updates and completion rates with supervisors. Performs other related duties as required such as assuming the duties of other department staff personnel who are on leave, being available for emergency situations that may arise. Updates/ maintains SOP manual for all staff.

10%- Manages, administers and coordinates the department's safety program. Ensures monthly safety meetings are held.

Maintains records on attendance, subjects covered and looks for teaching aids that make the safety meetings more effective. Review all accident reports and follow up with employee and foreman on proper procedures on how to prevent accidents in the future. Works with staff in training both in house and external resources. Help in developing and cross training on systems and craft types.

10%- Manages, administers, coordinates and supervises vendors who are under contract with the University to perform maintenance and renovations. Prepares specifications for contracts, submits requisitions to Purchasing and works with Purchasing to make award.

Ensures that work is performed on time, audits workmanship for quality, audits invoices for accuracy and ensures cost stay within budget. Works with the department in managing projects for planned and unplanned issues. Assists in developing and carrying out based on budget all deferred maintenance projects.

10%- Promotes good will through public relations efforts such as visits to individual customers who have requested services and coordinates the activities. This position is the forefront of communication with internal operations, Res Life staff, students and parents.

Works closely with staff and Res Life to maintain accurate follow up and communication in reference to issues, outages, notifications, and general updates. Help create positive narratives to "Tell Our Story"

5%-Oversees material Order Forms, assists in placing orders, works with Res Life logistics to ensure appropriate levels of materials are stocked and makes arrangements to have material delivered directly to job site when feasible. Assists in preparing specifications for material not stocked and provides to logistics manager for purchase.

Works with staff in looking for opportunities to streamline orders, materials and inventory. Reviews with Res Life admin monthly budgets and offers suggestions of costs savings.

5%- Manages, administers and coordinates equipment, fleet, and inventory needed to perform tasks and ensures costs/accountability are applied to work orders. Works with Logistics Manager to ensure existing equipment is maintained; evaluates and makes recommendation on replacing equipment; prepares specifications and submits requisition to Logistics for purchase.

Works with logistical staff in managing fuel track and GPS equipment/reports for fleet and tools.

MINIMUM QUALIFICATIONS:

Five years of experience in the building construction trades; building construction; building maintenance; or road or bridge construction or maintenance.

SUBSTITUTIONS

College training will substitute for the required experience on the basis of thirty semester hours for one year of experience provided that six semester hours of each thirty is in any of the following fields: construction management, construction technology, or engineering.

Completion of a two year vocational technical program in general building construction, construction technology, or engineering will substitute for two years of the required experience.

NOTE:

Any college hours or degree must be from an accredited college or university.

NOTE:

Custodial building maintenance is not qualifying.

Special or Physical Qualifications:

Due to the nature of this position and/or position responsibilities this position shall be subject to drug/alcohol testing in accordance with University Policy Statement 67.

In accordance with University Policy Statement 18, this position is considered essential and may be required to report or stay on campus in the event of an emergency or closure.

Must be able to lift at least 50 pounds, climb stairs, stoop, squat, kneel and bend their back, climb ladders, and work reaching overhead. Due to the position's physical requirements, a pre-employment physical examination will be required per FASOP: HR-04.
