Job Description

Summary: Performs skilled and semi-skilled building and mechanical maintenance tasks necessary for the upkeep and cleanliness of city buildings and grounds as required. Performs skilled and semi-skilled work in a moderately complex operation, monitoring, and servicing of equipment and chemical treatment analysis in a wastewater treatment plant. Utilizes asset management software, performs lab analysis, and collects samples.

Supervision Received: Public Works Director, Operations Manager, Maintenance Superintendent, Water Resource Recovery Facility Foreman

Supervision Exercised: Temporary or other staff and community service workers assigned to janitorial and building maintenance work.

Essential Job Functions:

  • Maintains facilities and grounds, ensuring that buildings are clean, and grounds are maintained.

  • Plans janitorial maintenance schedules for all facilities.

  • Evaluates status of facilities scheduling needed repairs on site.

  • Assigns and supervises seasonal help as needed.

  • Assists in the planning and coordination of building projects.

  • Assists with diagnosing, maintaining, and inspections of heating, cooling, air handling, lighting, plumbing, and other building systems.

  • Maintains janitorial/building maintenance supplies.

  • Performs miscellaneous building maintenance repairs such as washing windows, replacing light bulbs, sweeping sidewalks, shoveling snow, and emptying trash, plus painting, scraping, and caulking as required.

  • Cleans, paints, and otherwise maintains the general physical properties of the facility.

  • Performs lawn and shrubbery work; fertilizes, trims, and cuts grass.

  • Responsible for the cleanliness of restrooms and kitchen, including any and all appliances.

  • Performs other reasonable related duties as assigned by immediate supervisor and other management as required. Must be available by phone or radio during work hours.

  • Utilizes asset management software to maintain an accurate inventory of spare parts.

  • Work as an analyst to help operate and maintain a certified lab under the guidance of the Lab Manager.

  • Perform regulatory sampling and analysis for plant operations.

  • Maintains laboratory inventory, maintains on-line instrumentation, and lab equipment.

  • Adheres to the Quality Control/Quality Assurance program for lab and process instruments.

  • Performs work after hours on an as-needed basis.

  • Performs all work duties and activities in accordance with City policies and procedures.

Minimum Qualifications: Knowledge of facilities maintenance. Thorough knowledge of the proper use of cleaning supplies and equipment. Thorough knowledge of safety measures, which must be followed in the performance of duties. Ability to maintain and operate power driven tools, building maintenance appliances and mechanical equipment used in the maintenance of buildings. Physical strength and dexterity which permits proper performance of duties. Some knowledge of the occupational hazards connected with wastewater plant and related activities and of necessary safety precautions. Demonstrated knowledge of chemistry, excel spreadsheets, process on-line instrumentation. Ability to make accurate readings, keep records and perform regulatory reporting. Ability to take verbal and written instructions. Ability to work according to a prescribed routine and to remain alert through long periods of time. Ability to take accurate readings, to keep routine records, and to make arithmetic computations.

Education: Graduation from high school with diploma or GED equivalent, preferably including courses in chemistry and related subjects.

Experience: Previous experience building maintenance highly desirable OR any lab equivalent combination of education or experience.

Necessary Special Requirement:Valid North Dakota driver license; insurable under the City's motor vehicle insurance policy.

Tools and Equipment Used in Job Performance: Motorized vehicles for driving and evaluation purposes, power and hand tools and equipment, painting; janitorial tools including washers, vacuums, mops, brooms, personal computer, including word processing software; calculator; copy machine; phone; mobile or portable radio. Laboratory equipment, lawnmowers, snow blower.

While performing the duties of this job, the employee occasionally works near moving mechanical parts or in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions, fumes, toxic or caustic chemicals. The noise level in the work environment is usually quiet while in the office or moderately loud in the shop or field.
