PRIMARY RESPONSIBILITIES:

  • Manages and completes work orders and preventive maintenance promptly, completing tasks quickly and completely with minimal call backs or rework and documents status using a work order management system.

  • Coordinates with Property Manager and Administrative Assistant to develop and manage a preventative maintenance program.

  • Manages Facilities Department staff, including recruitment, selection, orientation, retention, training, promotion, discipline and performance evaluation.

  • Provides staff with management and resources to perform all functions, ensuring quality work, and productive use of time.

  • Manages the upkeep and operation of all building systems.

  • Supervises minor repairs to HVAC components (filters, belts, etc.)

  • Provides preventative maintenance duties related to building HVAC components.

  • Responds to emergency situations following building protocols during or after-hours.

  • Performs all work to industry standards, maintaining a professional demeanor and appearance at all times.

  • Maintains knowledge of OSHA safety standards, the use and care of tools and equipment used in facilities and grounds maintenance and property repairs.

  • Sets up tracking and documentation protocols for building maintenance.

  • Assists Property Manager with the annual operating budget for multiple properties as needed.

  • Maintains inventory of tools and equipment.

  • Assists with the monitoring of vendors and outside contractors.

  • Assists in the development of process improvement initiatives.

  • Keeps updated records of maintenance tasks.

REQUIREMENTS:

  • High school diploma required. Technical training, Two-year Associate Degree, apprenticeships or related experience and/or training is preferred.

EXPERIENCE:

  • Five or more years of construction, property management, and property maintenance experience, preferably in a health care setting, and supervisory experience preferred.

  • Must be effective in leading team of maintenance technicians to effectively and efficiently complete work orders and general maintenance. Must have general maintenance experience, ideally with commercial building maintenance. Must be able to drive, operate power tools, coordinate fine motor skills and measurements, lift, and move a wide range of weighted materials. Working knowledge of HVAC, electrical, plumbing, carpentry, and painting preferred. Good interpersonal communication and skills. Effective at completing assigned work professionally and completely to avoid call backs or re-work.

  • Valid driver license for operation of company vehicle.
