Reporting directly to the Maintenance Manager, the Facilities Supervisor is responsible for coordinating the day-to-day maintenance and repair of buildings, grounds, and associated equipment.

Responsibilities

  • Ability to become the Maximo super user.
  • Develop preventive maintenance programs, and schedule repair, maintenance, and installation of utilities and HVAC equipment to ensure continuous manufacturing operations
  • Create documentation as needed (SOPs, Job Aids, PM Improvements, etc.)
  • Conduct inspection rounds to observe and address issues impacting the utility systems
  • Review engineering specs and design modifications to process equipment for reliability capability
  • Ensure all work by skilled personnel is performed in a safe manner and by OSHA and company safety standards
  • Prioritize maintenance activities following production requirements to ensure minimal machine downtime
  • Identify and coordinate the resolution of issues related to programs or processes
  • Work with vendors to source external services for electrical, mechanical, and facilities related issues
  • Work with vendors to source parts, assist with maintaining spare parts inventory and accuracy
  • Monitor PM data to identify repeat maintenance issues to increase machine reliability and uptime
  • Ensure housekeeping and health & safety standards are maintained. Observe safety and security procedures; report potentially unsafe conditions; use equipment and materials properly
  • Responsible for handling various types of hazardous materials, such as refrigerants, freon, gas, fuel oil, solvents, antifreeze, biocides, nitrates, amines, cyclohexylamine, morpholine, diethylamino ethanol, acids, caustic soda, regulated waste and refuse
  • Respond to incidents having potential environmental impact and/or safety concerns, such as chemical spills, oil spills and blowouts and may be called upon to implement evacuation plans in emergency situations
  • Maintain "right to know" library, respond to inquiries, assess problems, and provide advice regarding right to know incidents
  • Work in confined space situations using personal protective equipment and supervise others working in confined space using personal protective equipment
  • Comply with policies and procedures pertaining to facility or divisional adopted standards such as IATF 16949 and ISO 14001
  • Operate steam and hot water boilers including lighting off, firing, cleaning, and shutting down system
  • Operate multi-fuel systems which could include oil, gas, diesel, refuse, and coal. Duties include lining up, warming up, checking for leaks, checking temperature and pressure and securing. Incumbent may also operate fuel oil heating and handling equipment
  • Operate central and auxiliary computers which monitor, test, control and operate boilers, auxiliary equipment and HVAC systems
  • Operate boiler, feed water, condensate and hot water supply and return systems. Duties include operation of boiler feed water pumps, aerators, electric or steam-driven feed water and condensate pumps, atmospheric drain tanks, cascade feeders, nitrogen and steam pressurization systems
  • Conduct boiler, HVAC, and water systems testing, analyzing results and adding chemicals to maintain proper residuals in boiler and piping systems
  • Conduct chilled water and condenser water chemical analysis to maintain proper residuals
  • Calibrate controls, balance air distribution systems, and maintain proper air temperature, humidity, fresh air and air flow quality
  • Ensure proper operation and airflow through various exhaust systems, including laboratory fume hoods, medical facility exhausts and general exhaust systems
  • Operate high and/or low voltage electrical distribution systems, steam, diesel and gas turbine generators, transformers and switch gears, load centers, motor control centers, panel boards, emergency power and lighting distribution systems, motor generator sets and uninterrupted power supply systems
  • Clean, inspect, maintain, and repair boilers including but not limited to flushing, turbining and chemical cleaning of water side and fire side of boiler equipment, repairing brickwork, and replacing tubes.
  • Maintain, repair or replace bearings, shafts, controller valves, motors, piping, traps, conveyors and other rotating equipment
  • Maintain boiler combustion, emission and flame safety control system
  • Perform all chiller maintenance, such as cleaning and replacement of condenser tubes, cleaning of evaporators, maintenance and repair of steam turbines, pumps, air compressors, steam systems, cooling towers, motors, motor starters, and variable frequency drives
  • Operate and perform maintenance on HVAC systems, including Direct Digital Controls adjustment, calibration, and modification. In addition, maintain and repair pumps and piping, perform installation of new and/or modification of existing equipment on a project basis, lubricate fan motors, bearings and belts, clean drip pans and drains, and replace filters
  • Maintain computerized energy management system, identify, inspect and replace faulty equipment and devices and troubleshoot problems, including resetting temperature, humidity, fan status, damper controls, valve position, and alarm status
  • Respond to calls concerning mechanical, electrical or plumbing breakdowns outside of the power plant to troubleshoot the problem, make necessary repairs if possible or contact supervisor to authorize calling in appropriate trades specialist or contractor until situation is resolved
  • Clean, maintain and repair HVAC equipment, calibrate controls, perform air testing, replace filters and test and chemically treat HVAC systems
  • May test, maintain and repair fire alarm, sprinkler, smoke detection and public address systems
  • May perform maintenance and repair of various types of water and/or sewage pumping or filtration treatment equipment
  • Identify, recommend and develop energy conservation projects
  • Survey and monitor equipment and systems operation to determine the most efficient mode of operation; read gauges and meters and refer to technical instructions and/or operating manuals to determine if equipment is operating according to specifications
  • Install new equipment and/or modify existing equipment to operate at peak energy efficiency.
  • As assigned the Utilities HVAC Engineer keeps written records of maintenance performed, fuel consumption and meter readings; prepares incident reports of unusual events, such as equipment malfunctions; and orders parts necessary for on-going preventive maintenance programs or to carry out equipment repair or replacement
  • All other duties as assigned

Skills/Qualifications

  • Working knowledge of the construction and the safe and efficient operation of boilers, chillers, auxiliary heating, ventilating and air-conditioning equipment, and high and low voltage electrical and generating equipment
  • Working knowledge of the methods, materials and tools used in the maintenance and repair of boiler, chiller, auxiliary heating, ventilating and air conditioning equipment, and high and low voltage electrical and generating equipment.
  • Working knowledge of the methods, materials and tools used in making mechanical and routine electrical repairs to heating, ventilating, air-conditioning, refrigeration, plumbing, pneumatic control systems and direct digital and other microprocessor controlled systems
  • Working knowledge of OSHA, EPA, Tennessee Fire Prevention and Building Codes and Labor rules and regulations as they relate to the requirements of the occupation, including oil spills, chemical spills, air quality, stack emissions and water contamination
  • Working knowledge of the operation of computer driven control and energy management systems
  • Working knowledge of the methods, material and tools used to troubleshoot, maintain and repair sprinkler and fire alarm systems, elevators and switch gear and electrical distribution systems
  • Working knowledge of the methods, materials and tools used in the maintenance, repair and balancing of building ventilation systems, air handlers, fans and hydronic systems
  • Working knowledge of energy conservation concepts
  • Working knowledge of the principal and practices of supervision
  • Ability to read and interpret technical manuals, specifications, design drawings and wiring diagrams
  • Ability to diagnose mechanical and electrical problems
  • Ability to handle and use hazardous chemicals
  • Ability to work in confined spaces and use appropriate breathing apparatus
  • Ability to climb, stoop and do moderately heavy lifting
  • Ability to train and supervise others
  • May be required to obtain asbestos handler and/or supervisor certification
  • May be required to obtain wastewater treatment or filtration certification and/or pesticide applicators certification

Requirements

  • Bachelor's Degree in Utilities Technology or the equivalent.
  • Minimum of 3 years of hands on experience in the operation and maintenance of boilers and/or auxiliary equipment or HVAC equipment in commercial, industrial or institutional facilities.
  • Proficiency with Microsoft Office applications
  • Must be legally authorized to work in the United States. This position will not offer relocation or visa sponsorship

Physical Requirements and Demands

  • Exposure to occasionally loud noise levels
  • Must be able to be frequently exposed to moving mechanical parts, electrical equipment mechanical equipment and vibration
  • This position will be required to work at multiple work stations
  • Must be able to tolerate odor from raw materials, freshly cured tires and hot materials
  • Ability to work in an environment with limited climate control and varied temperature levels
  • Must be able to communicate effectively in an environment with continual noise, requiring the ability to hear, understand and communicate work instructions and directions while wearing company provided hearing protection
  • Must be able to be frequently exposed to moving mechanical parts, electrical equipment mechanical equipment and vibration
