Kitchell is seeking an experienced Facility Supervisor to join our Facilities Management team in Sacramento, CA and build a long-term career at one of the most innovative and growth-oriented building companies in the United States. Overview The Facility Supervisor is a key leader with strong business acumen, solid technical hands-on knowledge and professional communication skills.
The position supervises and trains facility employees. The supervisor coordinates, performs work, and assists the activities of maintenance staff and sub-contractors engaged in the repair, maintenance, and installation of building MEP equipment, life safety, security, and other systems and related equipment at multiple sites. Responsibilities Supervise all facility contract activities to ensure prompt issue resolution, work order completion, and ensure all documentation is uploaded into CMMS, client satisfaction and compliance with processes and financial controls.
Challenge, mentor, and coach team to ensure optimal performance; manage staff to develop professionally and deliver consistently excellent service levels. Perform and document regular property inspections and coordinate associated maintenance and repairs while supporting capital plan development. Responds to emergencies as requested and coordinates all after-hours work (on-call) activities and repairs; informs manager of all after-hours work requirements.
Conduct periodic client meetings as needed, to include the development and distribution of meeting agendas and meeting minutes. Supervise vendor contracts to ensure excellent service and value. Have excellent communication skills adaptable to varied delivery methods and audiences; be able to convey information succinctly, make effective presentations and deliver professional reports.
Assist in the preparation monthly status reports and other reports as requested. Possess awareness and understanding of regulatory and compliance requirements for environmental, health and safety programs, OSHA, ADA, ergonomics and other facility related issues. Familiarity with emergency action plans and business recovery programs is preferred.
Actively contribute to program development for energy and sustainability, Life Cycle Asset Management, Strategic Sourcing and other key initiatives. Assist Facility Management with monthly invoicing per the contract documents. Interacts courteously with the public, vendors, and client staff; maintains effective working relationships with other staff; cooperates with and follows directions of manager to effectively meet departmental and client objectives Oversee and approve portfolio related purchasing and invoice payment ensuring adherence to strict financial controls.
Be available to assist Technicians on Preventive and Corrective Maintenance work orders as necessary. Other duties as assigned. Education and Experience Bachelor's degree (BA/BS) from four-year college or university AND at least four years of related experience and/or training, OR a minimum of four to ten years of related experience and/or training without a completed degree.
CMMS or CAFM system experience preferred. BAS/EMS experience preferred. Knowledge and Skills In-depth knowledge of financial terms and principles, required.
Ability to forecast and prepare budgets, analyze and prepare complex financial/business reports. Knowledge of Cal OSHA and OSHA occupational safety regulations. Knowledge of the architecture, engineering and construction management industry.
Ability to read and understand construction, electrical and equipment blueprints and schematics. Knowledge of the proper use of specialized departmental equipment including those used in the plumbing, electrical, HVAC and general carpentry trades. Basic computer literacy for entering and looking up information using standard business software.
Strong communication skills and ability to build effective working relationships with staff, customers and others. Demonstrated organizational, problem solving and common sense skills. License and Certifications:
EPA Certification preferred Work Environment While performing the duties of this job, the employee regularly works in a variety of environments including mechanical rooms, office space and construction areas. Conditions occasionally include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions and cramped quarters. The noise level in the work environment is regularly moderate and occasionally loud.
Physical Requirements While performing the duties of this job, physical demands may include sitting, standing, lifting, crouching, kneeling, crawling, climbing ladders, exposure to toxic substances, exposure to risk of electrical shock, keyboarding and viewing computer monitor requiring close vision. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 5 pounds and occasionally lift and or move up to 50 pounds.
Travel Requirements The assignment is performed in person and onsite facility in the city of Sacramento, CA. Should be expected to be at the Headquarters 60% and on site 40%. The annual base salary range for this role is currently $85,000 - $100,000. The Company’s salary ranges are determined by role, level, location, and alignment with market data.
