GENERAL SUMMARY:

Under general supervision, performs repairs and preventive maintenance on a wide variety of building and facility equipment, fixtures and systems. Typically performs work in several of the common maintenance trades such as carpentry, plumbing, painting, electrical, and/or machine & equipment repair.

Weekly facilities check that all items necessary for employee welfare are working (sinks, toilets, doors, door handles, etc?)

Primary operator of Floor Keeper. Conducts all PMCS & becomes?primary trainer (if necessary).?

Assists the janitorial staff in?organizing, accounting for and ordering?toilette?supplies as well as keeping supply closets?organized.?

Trash inspection and removal /?Assists Security with initial inspection, moving, staging, and pre-screening of trash as well as disposal.

Inspects?cleaning service for?accountability purposes. Reports?violations.?

Minor DIY project construction/fabrication (outside of the?scope of the Maintenance team).?

Repairs and upkeep such as:

carpentry

drywall

painting

minor plumbing

light?build replacement

Assembly,?disassembly, placement and repair of office furniture.

Monthly door alarm testing.

Monthly?fire extinguisher inspections (if necessary)

QUALIFICATIONS:

ESSENTIAL JOB FUNCTIONS:

Conducts preventive maintenance, such as, but not limited to, the removal and replacement of air filters and guards, changes oil and greases parts.

Drive vehicle to pick up equipment and parts.

Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects.

Performs cleanup at the end of the day and/or when a job is completed, including picking up tools, spills, and debris.

Clean and paint facilities and equipment.

Perform minor building repairs.

Ability to demonstrate predictable, reliable, and timely attendance.

Other duties as assigned.

KNOWLEDGE, SKILLS AND ABILITIES

Basic knowledge and care of common hand tools used in machinery and building maintenance.

Ability to assist other maintenance personnel on technical projects.

Must possess a valid driver?s license and have an acceptable driving record.

Must be able to stand, bend and kneel constantly while performing tasks.

Must be able to use hands and arms continuously.

Ability to safely operate a forklift.

Maintain a clean, safe work environment and remain focused at all times.

Ability to work independently or as part of a team; interact appropriately with others.

Ability to be read, write and communicate effectively and understand basic math.

Please note that employee must be able to be at work, on time, and ready to work at start of shift each day.

EDUCATION AND EXPERIENCE

High school diploma or general education degree (GED) and maintenance knowledge; or equivalent combination of education and experience. Previous forklift experience preferred.

While performing the duties of this job, the employee is regularly required to stand, bend or kneel. The employee is continuously required to use hands and arms to reach, finger, handle, or feel objects and controls. The employee is regularly required to walk, talk and hear.

The employee must regularly lift 35 pounds and occasionally lift 100 pounds. Specific vision abilities required by this job include close peripheral vision, depth perception, and the ability to adjust focus.

Seeing: 75-100% of the time.

Hearing: 50-74% of the time.

Standing/Walking/Mobility: 75-100% of the time.

Sitting: 0-24% of the time.

Climbing/Stooping/Kneeling/Bending: 25-49% of the time.

Lifting/Pulling/Pushing: 25-49% of the time.

Must be able to lift 75 lbs. regularly

Grasping, using hands, arms, fingers: 75-100% of the time.

Communication: 75-100% of the time.

As a Maintenance Helper an employee will work in a cool to extremely hot environment, dependent upon project, outdoor work may be performed. There is exposure to fuels, oils, cleaning solvents and fumes from machinery.

Safety glasses must be worn at all times while in the Maintenance area and while working on machinery. The noise level in the work environment varies depending upon project, hearing protection is required. Additional safety equipment may be required.
