The Facilities Specialist maintains all facilities and operations related functions for the specific locations assigned by the Facilities Man-ager. The Facilities Specialists primary function is to oversee the upkeep of properties and contents to ensure proper functioning and compliance with State regulations and health and safety standards. Reports equipment related emergencies to Apis Services Facilities Management as needed. Liaises with any onsite building leadership.

v RESPONSIBILITIES OF THE JOB AND ESSENTIAL ELEMENTS

Ø Ensure proper maintenance of all operated premises

Ø Complete routine maintenance and emergency repairs

Ø Carry out all established facilities Preventative Maintenance (PM) orders.

o Typical tasks would include HVAC filter changes and inspections of smoke detectors, sump pumps, dryer vents, well filters and UV lights, fire and alarm panels, etc.

Ø Carry out all facilities related demand work orders.

o Typical tasks would include general property maintenance including, but not limited to appliance repair, minor plumb-ing issues such as leaking sinks or toilets, minor electrical work such as replacing light fixtures, repair of drywall and painting, door replacement, etc.

Ø Respond to emergency / on call maintenance situations

Ø Participate in On Call rotation

Ø Ensure all premises are operating in a safe and proper manner

Ø Ability to work independently within a framework of assigned responsibilities.

Ø Ability to occasionally arrive early (approximately 6:00 am) and open the facility to provide access for contractors.

Ø Ability to respond to alarms and other emergency situations outside of regular operating hours of 7:30 am to4:00 pm.

Ø Designated as essential personnel during emergency situations.

Ø Perform/assist with seasonal duties, including snow removal

Ø Assist Facilities Department with special projects as assigned

Ø Report/coordinate any program concerns identified while on-site to Facilities Manager and/or VP of Business Operations

Ø Travel between company locations.

Ø Track and update all work orders in companys computerized maintenance management system.

Ø Must be well-organized, detail oriented, and a self-starter.

Ø Performs other duties as assigned.

v MINIMUM EDUCATION QUALIFICATION REQUIREMENTS

Ø High School Diploma or Equivalent

Ø Team Player

Ø Excellent organization and communication skills

Ø 3-5 years of experience in facilities maintenance or equivalent related functions.

Ø Knowledge of general maintenance methods, operating requirements, and safety precautions related to facilities maintenance.

v PREFERRED EXPERIENCE QUALIFICATION REQUIREMENTS

Ø Knowledge and experience in building and household maintenance, building and household construction and repair, skilled maintenance work

Ø Technical Specialty Program or Certification

Ø Experienced and knowledgeable in handling HVAC preventative maintenance and troubleshooting.

Ø Experience working with computerized maintenance or property management software.

v NETWORK FUNCTIONS

Ø Maintain and abides by OSHA requirements and guidelines

Ø OBSERVES ALL

§ Fire and Safety Policies and Procedures

§ Residential Policies and Procedures

§ DPW, Title 55 Regulations

§ HIPAA Policies and Procedures

§ Knowledge of OSHA and other environmental regulations.

Ø Completes and returns all paperwork distributed by the Human Resource Department

Ø Attends all required and scheduled trainings and meetings

Ø Maintains a professional demeanor and exercises good professional judgment in all areas of employment duties

Ø Documents time worked accurately

§ Current drivers license, driver registration and a functional vehicle

Ø EQUIPMENT OPERATIONS

§ Light, heavy, and specialized equipment

v PHYSICAL DEMANDS

Ø Individual must be able to meet physical requirements of the job:

§ Sitting at a meeting table or desk Reaching- Lifting Bending Standing Stooping- Twisting- Climbing steps -Driving a vehicle

§ Operation of heavy, light, and specialized equipment-Operation of electric / motorized tools-Operation of hand tools

Ø Able to lift without restriction 50lbs

Ø Comfortable climbing ladders and working at heights.
