The Coffee Bean & Tea Leaf has an opening for a Facilities Service Manager to join the Facilities team! This position contributes to the Company's success by overseeing the preventative and ongoing maintenance of our retail stores through managing facilities services, maintenance, service levels agreements and their contracts from regional vendors.
Manages emergency, scheduled and unscheduled repairs for HVAC, plumbing, electrical, and any other needed repairs for 50+ retail stores.
Conducts routine, detailed site inspections of retail stores to ensure they meet company objectives and standards, as well as health & safety guidelines.
Overall project management to ensure execution of initiatives as required.
Engages/Coaches Operations on store condition and daily preventative maintenance duties/
Troubleshoots specific technical issues.
Manages outside vendors and training initiatives.
Manages new store turnover and store closure/remodel processes.
Monitors equipment performance and evaluates service warranty issues.
Manages equipment inventories and asset tracking.
Manages the retail equipment service programs. Establishes service levels for stores, equipment technicians, contractors and vendors.
Negotiates requests for proposal from vendors for preventive maintenance contracts.
Manages regional/multi-regional/national vendors for facilities repairs and maintenance.
Manages capital projects, equipment replacement, minor retrofit and enhancement, and other initiatives. Reviews bids and executes capital projects to completion.
Assists in the forecasting, scoping and execution of budgets. Tracks and analyzes budgets and makes recommendations for action. Provides reports to operations management on status of respective capital projects.
Periodically on call 24/7 for the support and coordination of emergency repairs.
Available to supervise work during nights and weekends as needed.
Construction or related mechanical trade, with experience managing service and maintenance vendors for 3-5 years.
Retail or restaurant chain operations and/or facilities maintenance for 2+ years.
Budget management and accountability.
Project management of preventative maintenance and training programs.
Ability to apply knowledge of multidisciplinary business principles and practices to achieve successful outcomes in cross-functional projects and activities.
Ability to communicate clearly and concisely, both orally and in writing.
Solid negotiation skills.
Ability to administer contracts.
Knowledge of general construction and the ability to read and understand MEP drawings.
Understanding of HVAC, electrical and plumbing building systems required.
Proficient/advanced knowledge of Microsoft Office Suite applications, particularly Excel and Outlook.
Managing computerized maintenance database and a basic knowledge of queries and analysis.
Models and acts in accordance with the Company's Guiding Principles.
Experience with Corrigo a plus!
