POSITION SUMMARY:

Currently, the Facilities Management Group is seeking a self-motivated, versatile Facilities Project Manager II to be located in Dallas, TX. The Facilities Project Manager is responsible for facility related projects and tenant (customer) requests. This individual manages all aspects of facility related projects including design, requirements documentation, construction, construction administration, procurement, move coordination and administrative closure. The position requires specialized depth and/or breadth of expertise to interpret internal or external business issues and recommend best practices.

The Facilities Project Manager works independently with guidance in only the most complex situations. The successful candidate must possess strong leadership and communication skills to effectively lead teams, consultants, vendors, and contractors in projects/assignments/tasks which may be highly complex in nature.

JOB RESPONSIBILITIES:

  • Manages construction projects including evaluating project feasibility, overseeing development of construction documents (CD`s), estimating costs and creating a budget, planning project work, monitoring the execution of project work, and managing vendors and sub-contractors

  • Serve as customer point of contact for assigned projects, including managing and prioritizing customer requirements

  • Prepares project proposal documentation to be used for solicitation and award of consultant and construction contracts

  • Participates in the proposal selection process which includes recommending consultants and contractors for construction projects and negotiating project costs

  • Monitors work progress to ensure that performance is within approved project scope, schedule and budget

  • Maintains appropriate documentation for all aspects of project and provides periodic status reports to management and routine correspondence to users regarding project progress

  • Informs management of the progress of each project and escalates problem areas when necessary

  • Prepares and gives formal presentations to project team, customer, or management

MINIMUM QUALIFICATIONS:

  • Demonstrated success in coordinating projects with complete action and contingency planning; ability to determine resource requirements

  • Requires in-depth knowledge of construction and renovation techniques to oversee consultants and contractors

  • Must possess skill in negotiating differences, synthesizing ideas and solutions, and facilitating quality control methods and procedures

  • Knowledge of PMBOK process groups and AIA documents preferred

EDUCATION AND EXPERIENCE:

  • Bachelor's degree in Design, Construction Management, Project Management or other business related field of study

  • Five years of direct project management experience in construction

  • Advanced experience with project management software; familiarity with MS Project is a plus

  • Equivalent education and/or experience may be substituted for any of the above

WORK HOURS AND CONDITIONS:

M-F from 8:00 a.m. to 5:00 p.m. with flexibility; additional hours may be required; 15% travel will be required

Essential Duties * Duties: Under general supervision, set-up and implement ongoing Business Plan for construction. Direct and control job and labor costs, billings, collections, safety, and documentation. Initiate and develop customer satisfaction program. Develop overall strategic and annual plans for group growth in terms of revenues, profits, labor force, personnel training, product quality and customer quality. Assemble estimates for projects. Visit job sites or onsite offices, perform work inspections, check job progress, and resolve project and contract issues. Assemble the estimates for the project and review the final estimate to ensure the proper loading of those numbers into the project cost system. Monitor stated goals and objectives of the plans via measurement system, and correct operations to ensure group's focus and actions are in line with plans. Responsible for group revenue and margin goal attainment. Create and maintain client relationships, initiate customer satisfaction program as well as focusing on efforts to maintain core client base. Serve as coach for the department by assisting superintendents and project managers with problems in estimates, labor needs, budgets and policy compliance. Provide training in areas of job management, estimating, job costing, and labor feedback. Minimum Requirements Requirements: Bachelor's degree in Mechanical Engineering, Mechanical Systems, or related field or foreign equivalent and 2 years of experience in the job offered or related occupation. Will also accept an Associate's degree in Mechanical Engineering, Mechanical Systems, or related field or foreign equivalent and 3 years of experience in the job offered or related occupation, or any suitable combination of education, training and/or experience. Experience must include: 1) Two years of experience in Project Management of mechanical systems including projects in Healthcare, Mechanical Infrastructure replacements/upgrades, Data Center, Industrial, and Commercial Office buildings. 2) Two years of experience in the estimation of HVAC, building automation and controls, plumbing, hydronic systems and boilers, storm and sanitary drainage, service and maintenance of equipment, pumps, storage tanks, compressed air and natural gas systems, etc. in industrial and commercial settings. 3) Two years of experience estimating mechanical projects, including take-off, vendor coordination, and customer scope discussion. 4) Two years of experience in detailed cost analysis, including cost variance and generating cost reduction strategies. 5) Two years of experience managing project delivery (contract) methods including Hard Bid/Spec and Design-Build projects, including the ability to provide a detailed breakdown of project experience including project size, contract method, and scope description.
