What this job involves:

The Technician will perform annual preventive maintenance work within a given geographic territory. This will include hands-on work to complete the necessary work within JLL standards and guidelines.

The position will also include hands-on repair & maintenance work on mechanical, electrical, plumbing, building automation systems, card access systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property.

Essential Functions:

  • Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.

  • Identify energy savings opportunities at facilities including system and operational changes that can decrease the property's energy consumption.

  • The Mobile Technician also effortlessly performs routine building maintenance, plumbing and other tasks as necessary.

  • Mobile Technician must be able to independently plan work assignments, perform duties with a minimum of direct supervision, and assist as a helper in other trades and in the general maintenance and operation of buildings and grounds.

Working Environment:

The position is for a Campus area with multiple buildings on Campus. Must be a team player committed to working in a quality environment. Will require daily interaction with teams in person, on the phone, and via email in order to perform the job.

Required Knowledge, Skills and Abilities (KSA)

  • Possess hands on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems (including, pumps, motors, air handlers, automation/controls systems, and associated electrical systems) using industry standard tools and in accordance with all codes, laws, and regulations.

  • Ability to effectively use computers and computer programs (including use of Microsoft Office Suite), skill in use of the internet to navigate to and use web based applications, and ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.).

  • Possess excellent communications skills, both written and verbal.

  • Ability to effectively manage diverse relationships with team members, contractors, building occupants and clients.

  • Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.

  • Self starter with strong interpersonal skills and a positive attitude.

Minimum Required Education:

  • Minimum of 3 years' experience in commercial HVAC service and repairs or 5 years military experience that includes work on HVAC systems.

  • High school graduate or GED.

  • Must be able to pass a background check including drug screen and Motor Vehicle Report

  • Universal CFC certification required.

  • Must be able to lift over 50lbs

  • Must be able to demonstrate ability to physically do work needed.

We're interested in getting to know you and what you bring to the table! * * Operates, inspects, and maintains all HVAC, mechanical, electrical, plumbing, and production equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. * Assures that equipment is being maintained in an energy efficient, safe manner and down time is reduced to a minimum by anticipation of necessary repairs keeping records of past operating experiences. * Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. * Strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. * Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations, Material Handling Equipment) and be multi-skilled in others in order to successfully complete daily/weekly work assignments. ESSENTIAL FUNCTIONS MAINTENANCE * Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components. * Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds, and production equipment as it pertains to assigned buildings. * Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment. * Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations. SAFETY * Complete Hazard Assessments as necessary * Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. * Maintain compliance to State, County, or City Ordinances, Codes, or Laws. * Must complete all required safety trainings as scheduled ADMINISTRATIVE * Submit P-card Receipts Daily * Update work order status in real time * Utilize CMMS systems such as Corrigo for all work performed. * Refer Customer and Manager in a timely manner for escalating problems or issues * Attend work and safety meetings as required EDUCATION AND EXPERIENCE * High School diploma or GED equivalent. * Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in the technical aspects of packaged HVAC, plumbing, electrical, production equipment repair and maintenance. Knowledge of overall system design and applications. * Two years of trades school or documented apprenticeship in electrical systems, refrigeration and HVAC, plumbing or other craft skills, preferred CERTIFICATIONS AND LICENSES * Universal CFC recovery certification (or within 90 days of employment) * 3rd Party Certification, preferred KNOWLEDGE, SKILLS, AND ABILITIES * Knowledge of overall system design and applications. * Strong Customer Service skills * Strong Interpersonal skills * Working knowledge of computer applications including Word and Excel, preferred PHYSICAL WORK REQUIREMENTS / CONDITIONS * Lifting up to 80 lbs. * Working from heights. * Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead. * Working in adverse conditions (i.e., extreme cold, extreme hot). * Climbing a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs. * Climbing a ladder up to 30 feet. ON-CALL * Must be available for Call-in work and perform other duties as required.
