Summary: Manages and directs all aspects of the casino's property maintenance activities, including management of environmental services and facilities maintenance.

Essential Duties and Responsibilities:

  • Assigns tasks to workers, and inspects completed work for conformance to standards.

  • Directs workers engaged in preventative and general maintenance of the property including electrical repairs, carpentry, HVAC, painting, grounds keeping, flooring and carpeting, Inspects completed work for conformance standards. Interprets company policies to workers and enforces safety regulations.

  • Responsible for overseeing the Environmental Service manager's obligations when required.

  • Management of all shift supervisors and team members, requiring high visibility leadership and working with team members during their shift, including swing and graveyard.

  • Ensures workers follow safety standards and practices.

  • Ensures compliance with regulatory controls both internal and external including but not limited to state and federal laws and the Pennsylvania Gaming Control Board regulations.

  • Hires, trains and manages staff in accordance with organizational and approved departmental standards, policies and programs.

  • Responsible for team member counseling and documentation of counseling.

  • Ability to extend complementary services in accordance with the approved comp matrix.

  • Performing other duties as requested or assigned.

Requirements:

Qualifications:

  • Must be 18 years of age or older.

  • Associate's degree preferable with emphasis in management, business, finance OR an equivalent combination of education and experience.

  • Two or more years experience as a Facilities manager.

  • Must be able to work flexible hours including evenings, weekends, and holidays.

  • Advanced knowledge of building systems technology required.

  • Ability to obtain and maintain all necessary licensing.

Physical and Mental Demands:

  • Regularly required to see, talk, hear; walk and stand.

  • Frequently required to use hands to finger, handle, or feel; reach with hands and arms.

  • Occasionally required to sit; or stoop.

  • Must occasionally lift and/or move up to 25 pounds.

Responsibilities: * Coordinates and manages emergency, scheduled and special repairs for mechanical, electrical, plumbing, glass and carpentry repairs, in addition to any other needed facility related items. * Maintains the cleanliness and upkeep of AmeriHealth's leased buildings at its Philadelphia campus. * Performs frequent property tours to assess conditions of facilities and resolve issues as they arise. * Works with landlords and property managers in developing proactive maintenance to avoid unnecessary issues and costs as well as inconveniences and disruptions to our associates and to our business. * Establish and conduct a preventive maintenance, deferred maintenance and repair programs of scheduled inspection, repair and/or replacement of electrical, mechanical equipment, and other systems, equipment and facilities to ensure proper operation and to correct malfunctions before major breakdowns develop. * Actively works with property managers to ensure property maintenance is aligned with AmeriHealth's expectations. * Ensures buildings are operated and maintained consistent with AmeriHealth's facilities policies and procedures. * Establish building maintenance inspections on a periodic and recurring basis. * Ensure that work conditions are clean, safe and conducive to efficient operations. * Review work orders and transmit proper interpretation for the "technician" performing the work. * Set objectives to more effectively implement work procedures and techniques to eliminate underutilization of personnel. * Closely work with Director, Facilities to report status of work load and other information on the efficient operation of the department. * Responsible to work within repair and maintenance budgets to ensure compliance and spending diligence. * Provides oversight of the cleaning services contractor, and ensures the stocking and cleanliness of break rooms/pantries along with maintaining adequate inventory and ordering of all break room supplies. * Ensures that daily and weekly walk-throughs are performed for assigned locations to ensure the ACFC spaces meet company and departmental standards as well as all safety guidelines. * Develops, completes and maintains the Facilities Walk-Through Checklist for the walk-through inspections. * Prepare work orders using the ACFC web based work order system in a timely fashion. Using work order system develops reports which will be used to measure performance against goals. * Ensures the efficient and effective operation of all engineering systems with the goal of providing excellent customer service to the campus community. * Generate performance reports showing trends and ensure continuous improvement. * Assists the Director with budgeting, building construction, HVAC, fire suppression systems, electrical, building maintenance contracts, building signage, security installations, furniture, cubicle standardization and the like. * Assists the Director in other Facilities duties such as moving and setting up office furniture, unloading trucks, and performing internal employee moves. * Expected to operate with a sense of urgency in order to correct issues which impact our "customer" (associate) experience as well as in executing work assignments such as the preparation of policies and procedures. * Assists in achieving cost reductions in operating expenses by managing costs and working with Director, Facilities and also Sourcing in negotiating vendor contracts (including Landlords/Property Managers) without impacting long term performance or appearance of facilities. * Develops and implements energy management processes to improve environmental sustainability and optimize costs associated with energy, utilities, and waste disposal. * Coordinates work activities and services from vendors and other contractors. Must be available to supervise work of vendors and others during nights and weekends as needed, requested or required. * On call 24/7 for the coordination and resolve of emergency situations. * Responsible for facilities asset tracking system. * Develops and maintains asset tracking policies consistent with corporate policies. Ensures annual inventory is performed with accuracy. * Uses Autocad to prepare floor plans and to manage assigned sites. * Performs facilities audits at assigned sites. * Engages in vendor development at assigned sites in areas such as HVAC, electrical, V/D cabling, carpentry, painting, etc. * Assists with the enhancement and development of standardized policies and procedures within Facilities Department insuring standardized operations, compliance with Federal, state and local laws, and in line with industry best practices. * Must be able to prepare new policies under the general supervision of the Director, Facilities. * Engages in research to inform the development of industry best practices for exceptional customer service and provides support for the implementation of these programs to the Facilities Department management team. * Assists with facilities benchmarking. * In collaboration with the Director, Facilities and facilities managers at satellite locations, identifies and shares best practices and drives towards common approaches and tools in areas which would be beneficial to the department and the company. * Performs ongoing assessment of processes for the enhancement of performance metrics as well as general and administrative expense reduction opportunities. * Ensures the facilities warehouse space is kept clean, safe, orderly and organized, and ensures that there is a current inventory at all times. * Other duties as assigned. Education/Experience: * Minimum of 15 years' of experience in facilities management, maintenance, facilities/plant engineering, engineering design and construction. * BS in mechanical, electrical, chemical, civil, or architectural-engineering, construction management or facilities management. * MS in facilities management or engineering preferred. * Must be professional and possess exceptional interpersonal skills. * Must possess demonstrated problem solving skills, an ability to recognize and define problems, and skill in implementing effective solutions. * Excellent computer skills including Outlook, Word, Excel, Autocad, MS Project and facilities management software, Cadapult preferred. * Ability to prioritize work in order to address emergencies. * Demonstrated ability/experience to prepare policies and procedures, scopes of work, RFP's, project schedules, and review and analyze bids and interview service providers. * Ability to prepare reports as requested. * Must be organized, detail oriented, resourceful and have excellent communication skills. * Must have a self-starter mentality. * Superior written and oral communication skills. * Team player. * Proven customer focus.
