Position Summary

The purpose of the Facilities Manager is to manage, assist and coordinate activities of contract workers engaged in maintaining, repairing, installing, or upgrading Middletown and other Pennsylvania facilities.

The Facilities Manager is responsible for supporting the overall operation, appearance, comfort, cleanliness and safety of the 4 Pennsylvania facilities (1 primary and 3 remote locations).

This includes some building maintenance, coordinating landlord activities, managing cleaning service contractors and maintenance contractors providing scheduled or emergency services.

This position will also coordinate security ID/Badge access requests with Corporate Security for new and existing employees and contractors

Job Duties / Key Accountabilities

  • Maintain the primary facility in a clean and orderly condition by examining the building on a regular basis for needed repairs, maintenance, and cleanliness.

  • Perform routine inspections of and interface with managers at remote PA facilities.

  • Administration, monitoring, scheduling maintenance, and repairs on ancillary equipment (Generator, UPS, HVAC and CRAC units) within our primary facility

  • Supervise facility maintenance staff and outside contractors.

  • First point of contact for facility issues at any of the state-wide facilities

  • Ability to troubleshoot and diagnose any maintenance related problems within the facilities.

  • Interface with landlord's maintenance teams/actions in our facilities.

  • Ensures we maintain OSHA standards and conducts semi-annual inspections of each location.

  • Ability to conduct emergency response, evacuation, and disaster recovery responsibilities within our sites.

  • Ability to enforce security related policies, procedures, and operating standards at each facility.

  • Perform, order, or arrange general repairs of buildings and fixtures.

  • Assist in hands-on manner when necessary, the diagnosing and troubleshooting of facility and ancillary equipment related issues.

  • Develop, maintain, and manage preventive maintenance programs on critical and ancillary equipment.

  • Maintain a facilities management plan - record and maintain records, maintenance contracts and schedules, equipment documentation, work orders and service records.

  • Identification and help with requisitions required for facility services and materials.

  • Coordinates purchase orders for vendors, parts, supplies, etc.

  • Understand and comply with company policies to ensure all security and safety guidelines are met at each location.

  • Works with and establishes good communication channels through all levels, including managers, internal departments, customers and contractors.

  • Suggest ways to improve efficiencies and identify regular maintenance needs to ensure high levels of equipment available and performance.

  • Document and submit reports when required.

  • Document processes for equipment operations and provide training to others where appropriate.

  • Visit remote PA facilities with company vehicle on a quarterly basis and as needed.

  • Attend training classes when required.

  • Be on standby 24/7 for emergency contact and coordinating resolutions of incidents as needed

  • Perform other duties as assigned.

Position Requirements/Qualifications:

Required:

  • High School Diploma

  • Minimum 5 years in maintenance or mechanical role or related experience.

  • Must have the ability to work a flexible schedule, to include after hours, weekends if needed and the ability to be on call 24/7, to respond to emergencies.

  • Must be proficient in basic computer operation.

  • Must be proficient in Microsoft Office Suite.

  • Must have good organizational skills.

  • Must have a valid PA Driver's License.

  • Must be able to maintain an acceptable driving record in accordance with the Company's Motor Vehicle Policy.

Desired:

  • Handyman skills, able to perform basic repair and maintenance.

  • Experience with, or knowledge of HVAC, CRAC and UPS systems is a plus.

  • OSHA Certification.

Skills/Abilities:

  • Ability to assume ownership of a project, lead and follow thru to a successful completion.

  • Ability to organize thoughts and communicate effectively in both orally and written form.

  • Ability to apply common sense and real understanding to carry out minor repairs and manage maintenance actions.

  • Ability to make independent decisions and react appropriately during emergency situations.

  • Must have the ability to work a flexible schedule, to include after hours, weekends if needed and the ability to be on call 24/7, to respond to emergencies.

  • Ability to work in a team environment.

  • Ability to lift 30 pounds.

  • Ability to stand, bend and stretch 50% of the time.

Qualifications

  • High School Diploma

  • Minimum 5 years in maintenance or mechanical role or related experience.

Job Conditions:

  • Frequently required to stand, walk, and sit at any location.

  • Frequently required to climb, balance, stoop, kneel, crouch, or crawl.

  • Frequently lift, move, and push/pull up to 30 pounds.

  • The noise level in the work environment is usually low to moderate.

  • Occasional exposure to outside weather conditions.
