Title: Maintenance Technician New Building Job Classification:

Non-Exempt Reports to: Property Manager Purpose: Work with vendors during the warranty period and after warranty period to maintain and repair property plumbing, appliances, HVAC, and equipment to ensure it is kept in good condition and operates correctly.

Real Estate Equities is looking for a Maintenance Technician to join our team Landing at Amber Fields is 160 units and one (1) building located in Rosemount, MN. This is a brand-new building opening in December 2024. The start date for the Maintenance Technician position would be November 2024.

Maintenance Technician Job Duties and Responsibilities: Year 1 Create and maintain a vendor log for all vendors used Create and maintain warranty information on all appliances and building Organize maintenance shop, order supplies and parts Change out furnace filters as necessary Create and maintain MSDS manual and follow all safety procedures Order safety PPE as needed Call vendors for repairs during warranty period and track completion of warranty repair Provide residents with exceptional customer service and foster good resident relations Be a valuable part of an effective on-site team Maintain Yardi Maintenance work order system and complete work orders in a timely fashion Perform follow up calls on work orders as necessary Maintain preventive maintenance schedule and complete preventive maintenance or call vendors as required by warranty Maintain physical appearance of the community by walking grounds and picking up trash Work after-hours emergency on-call rotation, as scheduled or as new properties are built in the area Perform apartment turnover duties Years 3 Repair and replace appliances Monitor HVAC equipment and repair as necessary Maintain pool Work in extremes of climate/temperature (30 to 115 degrees), rain, snow (if applicable) Other duties as assigned Maintenance Technician Position Requirements:

Must possess appropriate licenses & certifications, i.e., Boilers License and CPO within one year of employment if required by mechanicals in building and amenities Valid drivers license, insurance, and reliable transportation Participate in on call rotation and or on call as required 1 year of previous maintenance experience, 3 years of previous maintenance experience preferred Physical Requirements:

Must be able to bend, stoop, kneel, crouch, crawl, pull, push, and walk up and down stairs as necessary Ability to work with hands over their head and perform duties while standing on a ladder safely Ability to lift 50lbs to chest height Monday-Friday, some weekends as necessary dependent on business needs.
