POSITION SUMMARY

The Facilities Maintenance Technician I/II/III assists in the repair and preventative maintenance required for the upkeep of all City facilities.

DUTIES AND RESPONSIBILITIES

Essential Duties & Responsibilities:

  • Inspects buildings and facilities to identify building maintenance needs and safety issues.

  • Completes tasks associated with preventative maintenance, repairs and operational support for the following areas: plumbing, electrical, carpentry, doorway, painting, general HVAC (heating ventilation and air conditioning), and mechanical repair work.

  • Repairs and replaces plumbing fixtures including sinks, toilets, faucet, and pipe clears obstructions from water and sewer lines.

  • Performs electrical repair, installation, and troubleshooting of faulty outlets, light ballasts, switches, and light fixtures and installs electrical conduit and wiring.

  • Operates, installs adjusts, repairs, inspects, tests, calibrates, troubleshoots, maintains, and services a wide variety of HVAC, and refrigeration equipment, including forced air furnace, boilers, water pumps, chillers, air conditioning units, variable air volume units, exhaust fans, air filters, compressors, cooling towers, heat exchangers, circulation pumps, swamp coolers. Ductworks, valves, and controllers.

  • Installs and repairs flooring and ceiling materials.

  • Troubleshoots complex problems and provides specialized technical services such as blueprints, technical manuals, sketches, and diagrams to facilitate installation, servicing, repair, and replacement services and activities.

  • Determines root cause of equipment malfunctions and creates solutions for long-term preventative maintenance to reduce equipment failure.

  • Implements corrective actions to resolve equipment problems in a timely manner.

  • Provides constant updates on the statues of work orders and issues or concerns which may be present with equipment to Supervisor.

  • Operates a variety of equipment relative to this position which shall include but not be limited to: HVAC tool, electrical power tools, pneumatic tools hand tools, carpentry and plumbing tools, ladders, scaffolds, aerial lifts, testing equipment, sewer auger, and various hand tools required for electrical plumbing and maintenance work.

  • Responds to after hour emergencies when on-call.

Other Duties & Responsibilities

  • Sets up rooms for meetings, which includes brewing coffee and furnishing condiments, setting up tables and chairs as specified by room set-up request.

  • Utilizes computerized maintenance management system software to review daily work assignment and reports daily work progress to supervisor. Performs daily work schedule and establishes work priorities to complete scheduled and assigned work within the parameters assigned by the supervisor.

  • Monitor and maintain preventative maintenance records and logs.

  • Repairs outside building and parking lot lighting by using a bucket truck.

  • Performs custodial duties as needed.

  • Performs other duties as assigned and required.

PREPARATION AND TRAINING

Minimum Education: High school diploma or GED

Preferred Education: Trade or technical school degree or certificate or the successful completion of an apprenticeship in either electrical, plumbing, carpentry, or HVAC.

Minimum Work Experience:

  • Facilities Maintenance Tech I - 0-2 years of experience in construction trades (framing, plumbing, electrical, HVAC, systems) or facility maintenance.

  • Facilities Maintenance Tech II - 3-5 years of experience in construction trades and

ability to finish apprenticeship within 6 months after hire, or Facilities Managers Certificate (FMP).

  • Facilities Maintenance Tech III - 6-8 years of experience in construction trades (ability to receive Journeyman's license within 6 months after hire, or Certified Facilities Managers Certificate (CFM).

Preferred Certifications and/or Licensures:

  • EPA 608 CFC Universal

  • Journeyman Electrician Certification

  • Lift and High Reach Certification

  • Journeyman Plumbing Certification

  • Journeyman Fire Sprinkler or Alarm Certification

Required Driver's License: Valid Colorado driver's license and a clear or acceptable MVR.

Must pass the Criminal Justice information and Services (CJIS) background check prior to start date.

An equivalent combination of education, training and relevant job experience may be substituted.

KNOWLEDGE, SKILLS, AND ABILITIES

Knowledge

Working knowledge of:

  • Building systems operation and performance

  • Plumbing, electrical, HVAC, and construction

  • Safety rules and regulations

  • Blueprints

  • Computer software such as Facility Dude, WinPak, Microsoft Office Suite, etc.

  • Basic knowledge of principles and practices of facilities maintenance and safety practices

  • Basic understanding of current codes, regulations and directives as applied to all City facilities.

Skills and Abilities

Computer Skills

  • Basic skills needed to modify and maintain computerized maintenance management programs.

Communication

  • Basic skills needed to establish and maintain effective working relationships with other employees.

Mechanical

  • Advanced skills needed to manipulate hand and power tools.

Mathematical

  • Basic skills needed to determine square footage and cubic feet. Must be able to operate bucket truck, backhoe, and dump truck.

WORKING CONDITIONS AND PHYSICAL REQUIREMENTS

Work is performed inside City facilities and occasionally on the surrounding grounds (outside). Works near moving mechanical parts and in high places; exposed to fumes, airborne particles, and various chemicals, some of which may be toxic. The employee is exposed to various conditions including wet, hot, and cold conditions.

HOURLY RATE

Facilities Maintenance Technician I - $19.75 - $29.62/Hourly

Facilities Maintenance Technician II - $22.31 - $33.47/Hourly

Facilities Maintenance Technician III - $25.21 - $37.82/Hourly
